Right, but isn't one of the requirements for a GPLET that the value will increase by 100%? Hard to imagine converting to market rate would increase the value that much, right?

According to KOLD, Rio Nuevo voted to begin an economic analysis on a plan by a Utah developer to convert 60 residential units downtown into 250 apartments and add retail along Congress Street. They didn't name the location, but assume that this is the Cadence.

They also approved $300,000 for Hotel Congress's plans for a tasting room and bistro in the Copper Hall and to improve the plaza, and to give five business $10,000 each to help convert parking spaces in front of restaurants to parklets to be used for outdoor seating.

Amazon is expanding their footprint in Tucson and is currently building a new sorting center near TIA. The company is also building one of these sorting centers in Glendale.

And its right beside the Home Goods Warehouse off Alvernon there behind TIA. Now if we can just get the city to put their noggins together and extend that 210 freeway (Aviation Pkwy) not only to the proposed I-10....but all the way south passing by Home Goods, this new Amazon sorting center and an access to TIA....and eventual link up to that Sonoran Corridor. I just dont understand why they dont build infrastructure all at once here. Be done with it before other things are built down there and then its impossible to.

Looks like they chose a company called Knott Development, Inc. (no relation to Knotts Berry Farm). Seems like the completion of it will be over the next 5 years into 2026...with the first thing being built is an ice rink. Hmm...never knew we were in demand for an ice rink?

Whats missing is a water park that I was hoping for. Anyways here are the plans and towards the bottom are the pictures of that ice rink. The one overall picture was one generated by the city. Thats old. But the ice rink pics are new from Knott Development.

In Phoenix they build the roads and infrastructure before the development. In Tucson, it's the opposite. They wait until the entire development is complete before they upgrade and/or add roadways.

Agreed. The city and region are reactive, not proactive. Instead of spending X-amount of dollars and building infrastructure that is needed 20-years from now they spend 2/3 of the that cost now to build something then spend another X-amount to expand it in the future. It's a waste of money, resources, and ends up causing major traffic headaches when they expand it later.

I wish they would reconsider and put the ice rink and stadium in/by downtown/West of I10 so that we could have a cohesive entertainment area and not spread out where they have to build more chain restaurants and hotels just for that segment. It would be challenging but worth fighting for.

I assume that it will be on the Southwest corner. There is no way the Sam Hughes residents would allow it on the Northeast corner.

EDIT: Just verified on Pro, it is the Southwest corner. With this development, the looming Campbell/Speedway 20 story tower, and TEP's Campbell pole line, Sam Hughes residents are not having a good time

This is the same Scott Cummings proposal mentioned here awhile back. He's looking for a rezone so he can bring a developer onboard. Calling the building itself "proposed" is probably premature at this point since he has no intention of building the project himself.

Is Campbell and speedway actually looming? Seems like it revives for a year or so and then quickly becomes latent again.

Here is the latest on Old Tucson Studios.

If you read it closely its a bunch of garbage they said they did and didn't. Like community meetings and involvement. Its nonsense. They did no such thing and part of their requests in their proposal was they must have bike trails, gastro opportunities, etc. None of this is what the community requested. They say they got two bidders and they selected one to tour the site this month. They'll bring it before the Pima County Board of Supervisors for a yea or nay I guess. Say goodbye to Old Tucson as we know it.

But in better news.....the Mescal site was saved by someone entirely different called Kartcher Ventures. Not sure who that is or if they're associated with Kartchner Caverns but they say they plan to renovate and make it an active working lot again, but who knows to what degree. Apparently Mescal was not part of the OTS deal. And that AZ State came in at the beginning of the year and requested the owners (Diamond Ventures at the time still) to level it and replant the area. So somehow the Kartchner people were able to save it. I have no idea how.

Mentions onsite activity for 75 E Broadway as soon as June and that the building is still being designed which is hopefully the case.

The article also says from a recent interview with the CEO of The Gadsden Company that the Bautista is scheduled for completion in 2023 which could only mean that construction is looming around the corner.

A pre-submittal meeting application was submitted last week.

I assume it would be on the Church Ave (west side) wouldn't it? That has the two-story "wing", Rendezvous wraps around Stone and Broadway, and Congress has no sidewalks due to that awful parking ramp.
