If I remember about Northdale Mall (Henderson & McLeoad Area)

Penner's Food (IGA) was where Access River is right now
Zellers is where Sobey's is right now
The Liquor Mart got a new enterance (It was facing Brazier)
When K-Mart in River East Plaza closed, Zellers moved in that location, and has sinced been torned down

- I notice that Google Maps has listed Mr Sub as "Winnipeg's Only Mr. Sub"

- I think Mr Sub move from the Strip Mall at Henderson @ Devon to strip mall at Henderson @ McLeod (next the Henderson Library

Portage Place also had a Baskin-Robbins on the main floor in edmonton court until fairly recently.

Not to be a dick but it is the Northgate Mall that is on the Cushman Page not Northdale. Funny selling tactic - they list the property as having a newly renovated Zellers store and is 98% leased. Zellers is 118,260 sq ft and total mall space is 230,314 sq ft. So when the Zellers closes shortly the mall will fall to approximately 50% leased with a large hard to fill space. Buyer beware!

Your right that I put the wrong name in, living on the east side of the river I am use to seeing Northdale.

Don't forget that that Northgate mall has been up for sale for nearly 2 years so the copy on the web site is probably from when it first went up and did not reflect the Zeller's closing announcement. Winnipeg Free Press has an article from Dec 2010 saying the mall is listed for sale.

Just wanted to post that the Free Press confirmed that the proposed Target store on the CanadInns Stadium site is being build as a second floor store over enclosed ground level parking, not a ground level store over underground parking.

So if Target isn't going to take the Northgate Zellers site, then where is their 'North Winnipeg' store going to be? I've had my eye on the 4.5acre site for sale right beside the Templeton Wal-mart, thinking it would be the perfect location for Winnipeg's 4th Costco... but maybe Target is thinking new-construction Super-Target for the North?

I recall someone saying that another big-box zone is earmarked around the Hwy 59 / 101 intersection. Perhaps Target (or Costco) are holding off to await for that site.

My suspicion is that Target found the Northgate site was lacking adequate parking for the size of store they were hoping to build. I know that parking can be tight there with the existing mix of stores.

Without a presence in the north-west/Garden City area it would seem that Target would have a new build on their tenative planning list, much like west Winnipeg does not have a store. Perhaps the north-west store will take the McPhillips and Murray site that Walmart had considered before settling on their current location just north of Lelia.

Or maybe they thought NW Winnipeg wasn't the correct market for Target.

I doubt that... they'll probably build new somewhere in the McPhillips / Leila area.

As for Winnipeg-West... is Westgate Festival a safe bet for a brand new Super Target? It sure doesn't warrant a wal-mart with one already at Unicity.

I'm hoping something pops up their in the near future. That is a huge chunk of land. Perfect for a few big stores. It would shorten my commute to Walmart and/or Costco. North Kildonan is really lacking big box stores & restaurants.

There is a lack of available space near McPhillips and Leila. Any new builds at this point would most likely occur along McPhillps and be north of Templeton. Edit: I was actually looking at the aproximate route for the west Chief Pegaus Trail extension and it connects to McPhillips just south of the parcel of land Walmart had considered at McPhillips and Murray Rd. This is looking much more likely as the candidate for the north-west Super Target site.

I had heard from an unamed but connected source that Walmart was actually planning to be the lead tenant for Westport Festival. The current store at Unicity is undersized relative to other Winnipeg stores and there is no easy option for expanding that store. If Walmart opens in Westport it would be a replacement for the Unicity store.

Granted, this information dates back before the renovation to the Unitcity Walmart and before Target announced it was coming to Canada so things could have changed. I will honestly be shocked if Westport Festival phase 1 does not include a Walmart or a Super Target.

There was a Martin Cash article in the Free Press around the begining of July about new development in the East and West St. Paul and it stated that East St. Paul did not want to have big box developments, they want "unique neighbourhood commercial" instead.

What next, are they going to densify the commercial, then build even more ruralized suburban communitites? We might as well build high-rises on farms in that stupid municipality...

Those RM's heard of this thing called a corner store, right? They could use a few in East St. Pauls developments, thats for sure! Same for West St. Paul. If I was living in the East, I'd like to be able to walk to a store, instead of driving to the city.

The thing is you are not living there because you choose not to. The people there know going in they get the huge house and yard but have to drive for services. If there was a corner store no one would walk there anyways. They would all hop in their Benz or Escalade and drive. This is what THEY want.

The only corner store in Thunder Bay's exurban neighbourhood similar to the St. Pauls is an Indian Bazaar.
