No different than BC Place. New streets could be created at very north east corner of the site, where the parking lots are, so there is a buffer between residential component and the casino/stadium area. Residential development is pure speculation on my part, though there was an indication the Whitecaps were going to ask for that as part of a stadium development.

ICE district in Edmonton, Ottawa's Lansdowne...seems like its becoming more common.

Anyways, Caps were never leaving. 55k fans for the playoffs, 10s of thousands to watch away games. It's a top tier MLS fan base.

Hoping its a comprehensive plan to bring density and an entertainment district to the PNE lands in some shape or form.

Something that springs to mind is the TD Place in Ottawa and its surrounding commercial space. Plenty of bars/restaurants and shopping brought in to support the sports field.

In a multi purpose stadium that doesnt work for soccer. And the Whitecaps are one of the liwest revenue teams in the league because of the BC Place arrangement. We need the reve nues to pay for the best players.

Maybe for play-offs they can play at BC Place, but its turf, which a lot of players dont like. Another reason to have a soccer specific stadium.

Yeah. Bring on a soccer specific stadium. But sorry, there's a lot spin coming from the MLS. A low revenue team wouldnt have brought in Mueller to accompany a team chock full of USMNT talent, like White. If the Whitecaps were impoverished, we'd never have been in the running for Mueller, let alone out competing LA. It's BS meant to pressure a better stadium deal.

Yeah this team is surprisingly spendy and I think by salary, or if we had "cap hits" in the league like in hockey the Whitecaps would be near the top quartile this season. Gauld and Mueller can't be cheap. Mueller though chose Vancouver allegedly due to Alphonso Davies' recommendation.

The Whitecaps salary for this past season was 17. something million. Miami was 54 million. The Whitecaps are not big spenders.

Bus lanes on Renfrew and Hastings, increase R5 service times to match events at PNE, add the Renfrew express bus outlined in the Burrard Peninsula Area Transportation Plan to connect with Millennium/Expo lines. Create a pedestrian spine across the park that connects to Bridgeway/Cassiar and add a station on the North Shore BRT there (and eventually Skytrain).

That would be a massive service improvement in line with existing transit plans.

I was surprised no one asked about the possibility of residential towers, though they did say entertainment district, which usually comes with residential towers.
