You're right that the building is crying out for a new creative purpose, and it has so much potential. I think it would fail as a public market, but it could be great for some sort of specific occasion venue or attraction. And I really hope that happens.
South Waterfront is a challenging area. It's in the middle of everything while still being disconnected from it all. It's not reasonably walkable from downtown. The river cuts it off from SE. i5 cuts it off from everything else. It's like an inland island.
