The One World Trade Center in New York that has a base of 200 feet x 200 feet that’s goes up 185 feet before the building tapers 45 degrees into 8 tall isosceles triangles for the remaining 1183 feet until the roof which has a base of 150 feet X 150 feet.

Which one of these calculations is more accurate?

200 feet x 200 feet x 185 feet =
7,400,000 sq feet

Answer A

175 feet x 175 feet x 1183 feet
= 36,229,375 sq feet + 7,400,000 sq feet

= 43,629,375 sq feet

Answer B

Roof 150 feet x 150 feet x 1183 feet
= 26,617,500 sq feet sq

200 feet x 200 feet x 1183 feet
= 47,320,000 sq feet sq feet

26,617,500 sq feet + 47,320,000 sq feet = 73,937,500 x 0.50
= 36,968,750 sq feet + 7,400,000 sq feet

= 44,368,750 sq feet

What is the more accurate answer for finding the volume of the building? 43,629,375 sq feet or 44,368,750 sq feet

I'm sure people have talked about this, but I still wonder if 1 WTC would look more like the former WTC if the circular tech equipment was removed. Not sure which I like better.

NextGen TV launches from One World Trade Center in nation’s largest market
By Michael P. Hill
November 27, 2023

NextGen TV, also known as ATSC 3.0, officially launched in the nation’s largest market Oct. 16, 2023.

One World Trade Center is the first and only broadcasting facility in New York to launch NextGen TV, the brand name for the ATSC 3.0 broadcast television standard.

This significant development marks a key moment in over-the-air broadcasting, as this world-renowned tower delivers a powerful state-of-the-art television experience to the more than 8.4 million residents in the New York City area. According to Nielsen, 15.2 percent of U.S. homes use only over-the-air for viewing content.

Currently, New York City has two stations broadcasting in ATSC 3.0, Korean-language WNYZ-LD and PBS station WLIW, which also carries CBS flagship WCBS, NBC flagship WNBC, PBS station WNET, FNX station WMBQ-CD and Telemundo station WNJU.

This multiplex approach is known as “hosting” or the station in question serving as a “lighthouse” for ATSC 3.0 in a market.

All of these station feeds will air through the WLIW signal, but will be broken out under their corresponding channel numbers on ASTC 3.0-compatible devices.

“The Durst Organization is committed to the success of our tenants and partners. As long-term owners, we continually invest in our properties to offer the latest technologies and services,” said Jody Durst, president of the Durst Organization, in a statement. “As the tallest building in Manhattan, One World Trade Center has become a beacon of innovation in the world of television.”

Durst is co-developer, along with the Port Authority of New York and New Jersey, of One World Trade Center, the building and complex that replaced the two twin towers destroyed during the 9/11 terror attacks.

“NextGen TV is the future of over-the-air transmission and we are delighted that One World Trade Center can help the more than one million viewers in the New York City area enjoy a host of exciting new features and an enhanced viewing experience like never before,” said Marc Musgrove, director of broadcast communications at the Durst Organization.

NextGen TV at One World Trade Center brings with it a multitude of benefits, including:

- Improved Over-the-Air Coverage: With ATSC 3.0, the tower at One World Trade Center can provide more reliable and high-quality over-the-air TV coverage across the vast New York City area.

- Immersive picture Quality: NextGen TV enables stunning 4K HDR picture quality that rivals the visual experience of movie theaters.

- Enhanced sound: Viewers can enjoy immersive surround sound, delivering audio quality that elevates the way we watch television.

- Interactivity: The new standard allows for increased interactivity.

As the home of the first high-power ATSC 3.0 signal in the largest U.S. TV market, the introduction of NextGen TV from One World Trade Center represents a pivotal moment in the evolution of television and sets a precedent for the future of over-the-air broadcasting.

Earlier in 2023, LG, which was the first major manufacturer to include ATSC 3.0 tuners in its television, announced it will stop including them as of the 2024 line.

The move was largely due to a licensing cost increase from $3 to $7, causing LG to opt out of including the tuners.

Other major manufacturers that offer ATSC 3.0 tunes include Sony and Samsung.

Biggest issue aesthetically with One WTC at this point is imo the mostly bare antenna rings.

Unfortunately if the nighttime lighting for the base is anything to go by, upgrades to these fixtures are not happening any time soon.

Insurance Firm Venerable Leases 11K SF at 1 World Trade Center
By Mark Hallum May 7, 2024

Insurance and annuity company Venerable is moving its headquarters to 1 World Trade Center, Commercial Observer has learned.

Venerable signed a lease for 11,000 square feet on the 49th floor of the building owned by the Port Authority of New York and New Jersey and the Durst Organization, according to Durst. It’s unclear where Venerable is relocating from.

A spokesperson for the landlord declined to provide the asking rent or length of the lease, but the deal brings the 104-story tower to almost full capacity, according to Durst. The average asking rent in Downtown Manhattan was $56.09 per square foot as of May 6, according to a CBRE report.

“Employers and visitors alike are recognizing the unique energy and appeal of the World Trade Center area,” Port Authority Chairman Kevin O’Toole said in a statement. “This lease signing is further evidence of the value employers see in locating their workforce in such a dynamic and vibrant neighborhood, alongside convenient transportation, exceptional dining, and world-class arts and culture offerings.”

Durst was represented in-house by Eric Engelhardt and Karen Rose along with Newmark (NMRK)’s David Falk, Peter Shimkin, Hal Stein, Jason Greenstein and Nathan Kropp. Michael Mathias of Cushman & Wakefield (CWK) negotiated on behalf of Venerable.

Newmark and C&W did not immediately respond to requests for comment.

Other tenants in the building include Energy Capital Partners, which leases 26,292 square feet after expanding in November 2023; internet service provider Pilot Fiber NY, which expanded to 12,456 square feet in September 2023; and biopharmaceutical firm Axsome Therapeutics, which subleased 48,000 square feet of space from Condé Nast in February 2023.

"(Hi8) World Trade Center 5/13/2024", uploaded May 13, 2024 by RobertDeLaLuz

Always nice to see footage like this. Bloomberg Plaza just to the east of One WTC shown from 6:08 to 7:07 along with pans up showing One WTC, PAC and 7 WTC are reminiscent of plaza views from the old site. Imo 7 WTC and the PAC complement and frame the view well.

Value engineering of 3 WTC has also made the architecture of that tower more minimalist, with 3 WTC serving more as a similar twin to 4 WTC rather than a building notably taller, which imo is an unexpected upside to value engineering that has occurred for buildings at the new WTC complex.

Olo Inc. relocates headquarters to One World Trade Center
Editor Lina Guerrero
July 16, 2024

NEW YORK - Olo Inc. (NYSE:OLO), a business services company, announced today that it has moved its principal executive offices to a new location. Effective immediately, the company's headquarters will be situated at One World Trade Center, 82nd Floor, New York, New York 10007.

The relocation was disclosed in a regulatory filing with the Securities and Exchange Commission. According to the filing, all future correspondence and communications from stockholders and other interested parties should be directed to the new address. This includes stockholder proposals and director nominations for Olo Inc.’s 2025 Annual Meeting of Stockholders. The requirements for such proposals and nominations are detailed in the company's Amended and Restated Bylaws and its Proxy Statement, filed on March 22, 2021, and April 25, 2024, respectively.

Olo Inc., previously known as Mobo Systems Inc., is incorporated in Delaware and has been listed on the New York Stock Exchange under the ticker symbol OLO. The company specializes in providing a range of business services and has been a player in the industry under the Standard Industrial Classification (SIC) code 7389, which includes a variety of business services not elsewhere classified.

The SEC filing did not elaborate on the reasons for the move or the strategic implications of the new location for the company's operations. It is standard practice for companies to notify the SEC and shareholders of changes in their principal executive offices.

In other recent news, Olo Inc. reported a substantial increase in earnings and revenue, resulting in an upward adjustment of its annual outlook. The company's Q1 2024 revenue rose by 27% year-over-year, reaching a total of $66.5 million, and the number of active locations grew to approximately 81,000. In response to these robust financial results, Olo raised its full-year revenue guidance to a range of $274.5 million to $276.5 million, and its non-GAAP operating income guidance to between $23 million and $24.5 million.

Following these positive results, RBC Capital Markets raised its price target for Olo shares from $8.00 to $9.00, maintaining an Outperform rating. This adjustment was influenced by Olo's strong performance, including a $2.3 million beat reflected in the updated guidance for 2024. RBC's increased confidence in Olo's ability to execute its business plan effectively is reflected in the raised price target.

Additionally, Olo's partnership with Dutch Bros Coffee is expected to positively impact the company's financial model in the second half of the year. This collaboration aligns with Olo's 'land and expand' strategy, which focuses on acquiring new customers and growing its footprint within existing client businesses. These recent developments indicate a favorable outlook for Olo's continued growth.

InvestingPro Insights

Olo Inc. (NYSE:OLO) has not only shifted its headquarters but is also making strategic financial moves that are worth noting. The company's management has been actively buying back shares, demonstrating confidence in the company's value and future prospects. Additionally, Olo holds more cash than debt on its balance sheet, which could provide flexibility for future investments or to weather economic downturns.

From a financial standpoint, Olo's market cap stands at $784.13 million, and despite a negative P/E ratio of -16.94, reflecting its current lack of profitability, analysts are optimistic, predicting the company will turn profitable this year. The company has also seen a significant return over the last week, with a 7.73% price total return, which could signal investor confidence in its strategic direction, including the recent move to One World Trade Center.
