Several apartments on the upper floors will feature balconies, which appear to be made of a copper-colored metal that matches the ground floor facade. The rest of the front will be clad in gray facade panels, and contrasting dark and light brick will cover the side walls.

The development will also have 2,100 square feet of off-street parking for 14 cars and 14 bike storage spaces in the cellar.

New Goethals Bridge Construction (Today)

Construction has definitely begun on the new Goethals Bridge. Perhaps this could use a thread? It links Staten Island and Elizabeth, NJ. The new bridge is just South of the old truss bridge.

There were at least 7 cranes.

A Brooklyn contractor is planning to develop a new, 95,000-square-foot mixed-use building at 2885 West 15th Street in Coney Island, according to a Department of Buildings application filed Saturday.

Red Hook-based ARC Electrical & Mechanical Contractors submitted plans for an eight-story building that will feature 80,269 square feet of residential space across 86 units, according to the DOB filing. The project will also include 12,730 square feet of commercial space with four retail stores on the lower level.

The building will hold 19 apartment units on each of the second through fourth floors, as well as 14 units on the fifth floor, 11 units on the sixth floor and four units on the seventh floor. It will also house 2,441 square feet of community space, according to the filing.

ARC Electrical acquired the vacant residential lot, on the corner of Mermaid Avenue and West 15th Street, from Brooklyn-based Gregan Equities in 2012. The contractor, which has developed several Brooklyn projects in the past – including an 80-unit rental tower at 574 Fourth Avenue – did not return requests for comment.

Brooklyn real estate developer Bruce Ratner submitted his blueprint for the redevelopment of Nassau Veteran’s Memorial Coliseum, and the surrounding area, to Town of Hempstead officials on April 14, revealing a base outline for a renovation to the arena and the construction of additional hotels and retail spaces that he said will begin in August.

He was joined by Town Supervisor Kate Murray, who announced that the town would assume “lead agency” status in the environmental review process for the proposal, which she said would help it move expeditiously.

"Today's submittal to the Town of Hempstead brings us one step closer to beginning work on the redevelopment of the Coliseum site,” said Ratner, the executive chairman of Forest City Ratner Companies, at a press conference at Town Hall. "We look forward to beginning construction in the near future so that we can bring all Long Island residents the reimagined venue they truly deserve."

Ratner’s submission calls for 3.4 million square feet of development to the Uniondale site. A renovated coliseum will seat 13,000, reduced from its current capacity of 16,000. Ratner, however, said that in the future, he might request the town allow him to expand the coliseum back to its original capacity.

The developer did not name any specific tenants that would be brought to the site, but said the first phase of construction would include eight new retail facilities, including a movie theater and four restaurants, covering 188,000 square feet.

“I have been a proponent of balanced and progressive development at the site of the Nassau Veterans Coliseum and surrounding property,” said Murray, joined by council members Anthony Santino and Dorothy Goosby, as well as County Executive Ed Mangano. “I welcome the application of Mr. Ratner and the Nassau Events Center group. I, along with my colleagues on the Town Board, am eager to consider this application promptly.”

It looks like that second set of permits is coming to fruition, as we spotted a new rendering on the construction site last week that will turn into a Hyatt Place delivering some time in Spring, 2016. Construction has been moving along steadily since then, with concrete covering the construction site.

The city has picked a development team to build 208 affordable apartments on the site of a city-owned municipal parking lot in Flushing, Queens, the de Blasio administration announced Tuesday. The project, called One Flushing, will be built according to the design principles of feng shui and will feature solar panels and a rooftop farm. The development is part of a larger push to build housing on vacant or underutilized public property.

A team including Brooklyn-based Monadnock Development is building the project after winning a request for proposals with its plan for 60 apartments set aside for senior citizens and 147 for families at a variety of income levels. The proposal also includes ground-floor retail along with community space for both the public and seniors that will be programmed by the nonprofits Asian Americans for Equality and HANAC.

"The One Flushing development plan is an example of a dynamic proposal that encompasses affordable housing, supportive senior housing, and services for the community as a whole,” Vicki Been, commissioner of the city’s Department of Housing Preservation and Development, said in a statement.

The 43,200-square-foot development will be designed by Bernheimer Architecture and will be located at 133-45 41st Ave., near the corner of Main Street. Although the financing has yet to be nailed down, the units will be set aside for individuals making $24,200 to $72,600 annually and families making $34,520 to $103,560 annually. When complete, the development will also boost the area's available parking spaces. The city's Department of Transportation operates the 156-car municipal parking lot that will be replaced by the new development.

Renderings released Tuesday by Rybak Development at a Community Board 15 meeting show the developer is planning an ambitious mall with condos above as well as a large public plaza in Sheepshead Bay.

The glass-fronted retail space is broken up with zig zagging and horizontal concrete divisions, and the whole thing comes to nearly a point at one corner, like the prow of a ship. (Perhaps the marine look is a reference to the nearby waterfront area.) The architect of 1809 Emmons Avenue is Brooklyn-based Zproekt.

The renderings were first published by Sheepshead Bites. The developer plans eight stories with 50 to 60 condos. Rybak will need a zoning variance to build that many apartments, which is where the big public plaza comes in.

The building is set back from the surrounding streets by a 9,000 square foot landscaped public plaza with seating. “This plaza is going to drastically and dramatically change the look and feel of the neighborhood,” the developer told Sheepshead Bites in December. The plaza takes up a quarter of the entire property, and will have raised planters, ambiance lighting and parking for bicycles.

Bloomberg is reporting that Chinese developer Fosun is co-developing a 47 story condo tower on Madison with JD Carlisle LLC. Anyone have any idea what tower this is?

Tell us a little bit about your design for the former Brillo Manufacturing Co.’s 1950 “daylight factory” in Dumbo.

AA: The former Brillo Factory building, 200 Water Street, is on a great block with a cobblestone street. As a purpose-built factory structure, its window sill heights are different on almost every floor to accommodate different size manufacturing equipment. One window sill is at five feet, and others at eight feet. As a landmarked building, the challenge was to find a way to convert the building to multi-unit residential while keeping the design. Our design involves removing 30 feet off the back of the building, which brings more daylight into the apartments. The original rear facade was painted concrete block with steel flashing on each floor plate. It wasn’t an esthetically conceived or pleasing design, just utilitarian. So we specified a precast concrete wall in a modular pattern that emulates the concrete blocks. The precast concrete wall gives the texture and feeling of the old concrete block wall, but in a fine finish with a smooth texture. In place of the original and unattractive steel flashing we changed the coursing size to a thinner piece, to indicate something was there. We added back the square footage we removed with a roof top addition. It’s a four-story building. Also, we aligned the new elements with the old features, literally and figuratively. For example, we designed an all-glass extension, about three feet out from the wall, which is pushed back from the street.

BS: What were some of the goals and challenges with this project?

AA: The challenge in repurposing the Brillo factory building was to keep its historic character and still having a modern building with desired amenities. The first floor ceiling height is approximately 14 feet, and ceilings on some floors are 12 feet high. But the room dimensions have to be in proportion to ceiling heights. No one wants a 10-foot-by-10-foot bedroom with a 12-foot-high ceiling. We realized if we employed open layouts, a floor-through living space from front to back, with multiple angles of light to enter the room, we can use the ceiling height in an appealing way. It almost becomes a gallery rather than just a bedroom squeezed into a tall space.

An important aspect of the design was ensuring that the pedestrian experience on Water Street is not significantly changed. We reused many aspects of the original building. A huge loading dock that was there since the 1950s is replaced with a modern architectural grille that serves as a screen to shield the main entrance. You walk behind it to enter the building. Details like that are important. There is a scar on the building where at one time a bridge connected it to another factory across the street. We’re not just filling it in. We’re putting in floor to ceiling glass to show something special had been attached there.
