I think they're taking a floor, which I believe is how PCM is being marketed, naturally. I think the floors are around 60,000-75,000 SF and Athena could have more than 600 employees working there within 5 years. According to
THIS article they will take up to 120,000 SF, but I'm not relying on it as totally accurate. Worst case scenario, they have 600 employees in 120,000 SF, which is a ratio of 1:200, which is less dense than a lot of tech is at below 1:150 or in extreme cases 1:100...There's still a good 280,000 SF left...at the same employment ratio you're talking 1,400 more office employees. ~2,000 presumably youngish tech employees = the highest growing renter pool for infill multifamily, as well as more retail and F&B. Not to go back to Buckhead v Midtown/intown discussion, but it doesn't have this going on!
Question for anyone - if you worked in PCM, would you want to live in PCM? I think I would love living there, but wouldn't want to live where I work, would begin to feel like a prison.
