Seattle-based outdoor and action sports retailer evo, in partnership with Lake Union Partners, has announced its most ambitious project to date, Campus SLC, a collection of complementary businesses designed to drive community around
a shared passion for outdoor culture.

Campus SLC will be located in the Granary neighborhood of Salt Lake City, Utah, an up-and-coming district a few blocks south of downtown. The 100,000 square foot brick, timber and concrete block building will include an evo retail store,
local retailer L9 Sports, hotel, restaurants, an art gallery, creative work space, All Together Skatepark, and additional recreation to be announced soon.



“Our vision is to create a place for the community, bringing ethos-driven businesses together along with customers that share our passion for the outdoors and all of the cultural elements that surround the lifestyle,” said Bryce Phillips,
Founder and CEO of evo. “It’s the sum of its parts that’s so exciting—a seamless experience, celebrating the intersection of our shared love of the outdoors and urban environment.”

The buildings, the oldest of which was the original warehouse built in the early 1890's, will be designed by Lloyd Architects, a local Salt Lake firm known for their beautiful spaces including Campos and Publik. “We’re dedicated to customer experience, which makes them the perfect partner. They understand how design can help blend sport, culture, art, and service,” said Tommy Trause, Director of Hospitality and Ecosystem, who’s heading up the project. “We believe in retaining
the integrity of these historic buildings, which have such soul and history. They just don’t make them like that anymore.”

The new evo retail store and All Together Skatepark will feature indoor/outdoor integration and will offer the same programs as other evo locations—a robust demo and service offering, ski, snowboard, skate, wake and mountain bike retail,
an art gallery, and a music and movie venue.

The move into Salt Lake City is lead by evo’s signature focus on investment in the local community. Existing tenant L9 Sports has been in close collaboration with evo on this project and will remain an integral member of the campus,
complementing evo’s flagship location next door. evo is also thrilled to sponsor the Salt Lake City SheJumps chapter’s Wild Skills program, which provides culturally competent adventures and curriculum to traditionally underserved youth
in the outdoors. In addition, evo’s content partner is local adventure photographer Adam Clark.

The campus news comes on the heels of evo’s move into Canada with the acquisition of five retail stores in Whistler and evo’s headquarters move in the Fremont neighborhood of Seattle.

Update - Alta Depot Project - Downtown, Depot District


The 288-unit market-rate Alta Depot at 565 West 100 South has all its entitlements in hand, and have begun demolition on the old Le Bus motor coach garage.

Clearwater Homes of Utah and Watt Investment Partners of Santa Monica, CA, will start construction on a 138-unit market-rate apartment project at 360 West 200 South in the heart of Salt Lake City’s warehouse district.

The project aspires to be “iconic, remarkable, and aesthetically enduring” – “a source of pride for the local community” according to the local developer, Clearwater’s Micah Peters.

Peters has developed Paragon Station on the same block, and also is under construction with the Paperbox project with PEG Development just behind the Zephyr Lofts site...

...The name “pays homage to the depot district and the historic Zephyr engine/line that steamed into Salt Lake City on the Union Pacific rails,” Developer Micah Peters told Building Salt Lake.

Infilling surface parking lots between the historic Westgate Lofts on the east and the Dakota Lofts on the West, The Zephyr will rise eight stories to 85 ft. Sitting on D-4 zoning, the developers have entered the design review process in order
to exceed the zone’s nominal 75 ft height maximum.

The Zephyr’s 138 units will be a combination of 70 studio, 55 one-bedroom, and 13 two-bedroom apartments.

It’ll be parked at a 1:1 ratio (140 stalls), with the upper floor of the podium parking incorporating 3 car city parking stackers.

Street frontage will consist of gyms, a leasing office, and a small bar/restaurant space. Clearwater’s Peters says he’s in conversations with a local artisan operator that has several food + beverage businesses in the neighborhood. The retail
space offers 1800 sf and a 20-seat outdoor patio.

It will provide a public walkway from 200 South to the midblock right-of-way that skirts the Paperbox development.

Salt Lake City has approved a way to pump $15 million into building a huge subterranean parking garage for Block 67, an upcoming ambitious residential and hotel project on the western edge of the city’s downtown.

The agreement, backed Tuesday by the City Council in its role overseeing the city’s Redevelopment Agency (RDA), clears a major hurdle for what is to be known as The West Quarter, a 6.45-acre development bounded by
100 South and 200 South from 200 West to 300 West.

Developers with Salt Lake City-based The Ritchie Group and Garn Development Co. in Layton plan to build more than 650 dwellings, two hotels, an office tower, retail shops, a tree-lined street cut through the block and an underground
parking garage with more than 1,200 stalls.


With its four towers and extensive amenities, to be built in two phases, The West Quarter project will push the center of the city’s urban core west, with more robust pedestrian connections between the existing downtown and The Gateway and
Vivint Smart Home Arena farther west.

“It really is a good project,” Councilman Charlie Luke said Tuesday. “It really is going to do a lot for the city and especially for that part of the city in terms of redevelopment."...

...Ryan Ritchie, a principal in The Ritchie Group, has said the underground parking garage is integral to the project’s overall financial success...The loan agreement sets up a legal mechanism for the city to give the developers the $15 million in
money for the parking garage, then lets the developers pay it back over time as their project generates additional tax money. Salt Lake City’s RDA will, in turn, pass those payments back to the county...

My wife did point out to me today as we drove around downtown that there are many work trucks from out of state license plats at the various projects. I thought that this was nice in that we are pulling workers from other states for our projects.

The existing street elevation along 300 West (between the new mid‐block street and entrance to the hotel port cochere) varies between 4272.96 at the south end and 4276.30 at the north end. The hotel ground level elevation has been set at 4278 to maximize accessibility and engagement with the new mid‐block street. The grade changes and complex relationship between the existing and new mid‐block street required the design of the 300 West frontage to be reevaluated subsequently to the Planning Commission approval.
And it turns out SLC will have at least one rooftop dining and drinking experience soon! I still hope to see something higher and closer to Main Street eventually. This one seems to have a mostly northwestern-facing orientation too, so the views of downtown and the Wasatch won't be dominant.

The current design maintains a rooftop bar along 300 West that will contribute to street and skyline activation in accordance with the city design standards and approved design. The refined building massing creates a distinct rooftop element articulated with recessed glazing, expressed columns and a continuous architectural roofline. In addition to enhancing and connecting the second project phase, the pool deck will be visible and create a strong connection with 200 South.

The West Quarter - Phase II Takes On New and Exciting Design Upgrades

From the original plan, I think they were looking to have RWP clearing out in early 2022. With it happening around May 2021, this could mean that the overall timing has sped up.

I do think it would be nice to have 3+ major projects undergoing excavation at the same time. It is this that probably lead to the speed up of Phase 2. This will allow the current workers to shift from Phase 1 to Phase 2.

I do wonder how many towers we will see continue above the Phase 2 podium. Will we see all 3 towers, just the Residential and Hotel, or just the Residential. Pre-Covid, the plan was for the Residential and the Hotel to go up immediately and the Commercial tower to be added once demand was there. Does anyone know if this is still the plan or if we may see all 3 towers rise simultaneously?

OGDEN — Dirt is moving ahead of construction of a new five-story apartment building in a vacant lot along Historic 25th Street that’ll bring new tenants to the busy commercial corridor.

“Downtown living at its best,” said Mike Watson, the Summa Terra chief executive officer.

The building will contain 55 apartments, he said... It’s taking shape at 144 25th St., a long-vacant lot on the north side of 25th Street between Wall and Lincoln avenues. A hotel, demolished in 1996, and a restaurant, torn down in 2008, previously occupied the land.

There are a few scattered apartments along Historic 25th Street, according to Amber Corbridge, a planner for the City of Ogden. But the Summa Terra project represents a deeper foray into introduction of housing on the street.

The structure, a project of Springville-based Summa Terra Ventures, represents... bringing housing to Ogden’s downtown core.
Excavation on the lot started earlier this month and the project is expected to take 11 months to a year to complete, putting the tentative completion date at the end of 2022. The property is fenced off and heavy equipment sits in the lot as work edges forward.

Though apartments will fill most of the building — 13 studios, 19 one-bedroom units and 23 two-bedroom units — the ground-floor portion of the structure fronting 25th Street will be reserved for commercial use. Watson envisions young professionals, single professionals, and perhaps young families moving into the apartments.

“It’s a for-market product,” he said...

UVU breaks ground on the future home of Woodbury School of Business

A backhoe and an earthmover are ready to turn ground for the new Scott C. Keller Building at Utah Valley University... The $75 million, 180,000-square-foot building will be the new home of the Woodbury School of Business. UVU


The $75 million, 180,000-square-foot building will house 30 classrooms and 205 offices as well as the Bloomberg Lab, Entrepreneurship Institute, Money Management Resource Center, SmartLab and grand auditorium for large lecture
audiences and special events. Construction is estimated to be completed by late fall 2021 or early 2022.

The building will feature a Student Success Center on its second floor, which will combine placement, tutoring, internships and advisement services in one accessible location.

Classrooms will be outfitted with lecture-capture technology to help students learn remotely. The building will be constructed on the south end of UVU’s Orem campus...The new building is expected to serve up to 12,000 business students
at a time.

According to Utah State Board of Regents documents, the business school has outgrown its current home, which was one of the four original Utah Technical College buildings built in 1979.

“While the 78,000-square-foot facility has been well-maintained over the years, it cannot accommodate the renovations desired to train future business leaders. The masonry building has a post-tensioned cable floor system that cannot
be penetrated to run cables or make infrastructure upgrades,” the document states...

Intermountain Healthcare has purchased the Sears Block - LDS Hospital in The Avenues District to be redeveloped?



December 17th

Intermountain Healthcare has purchased about eight acres of land in the center of Salt Lake City.

At 745 S State, the land had been home to the Sears department store, which closed several years ago before it was sold to a developer who had been working on building mixed-use housing in what would have been an extension of the city’s urban core south of Downtown...

...On Friday, a hospital administrator announced Intermountain had purchased the block.

“Intermountain Healthcare has acquired property in downtown Salt Lake City for future use to enhance healthcare services available to area residents,” wrote Heather Wall, Intermountain Hospital Administrator, according to an email shared with Building Salt Lake Friday.

“Plans are still being developed,” Wall continued, “I look forward to sharing details with you as soon as they are developed.” ...

...The site would put any future medical center or hospital near the city’s TRAX light rail line on Main Street and a high-frequency bus route on State...

Immediately adjacent to and north of Downtown, The LDS Medical Center sits at the heart of one of the Salt Lake Valleys' premiere neighborhood districts.
Rumors have long circulated that IHC would seek a more central downtown location and redevelop the current medical center property into upscale prime residential.

The Noorda College of Osteopathic Medicine is a state-of-the-art teaching and learning facility under construction in Provo, Utah. As a new educational facility in the region, it will provide critical medical curriculum for students in the Intermountain West. The building facilitates group-based learning and interdisciplinary conversations among faculty and students. Home to the newest in advanced technology, the College will change the way students learn by utilizing ‘Virtual and Augmented Reality’ software. A priority for the student life environment, the building features study pods on each floor, halo lab, simulation lab, anatomy lab, study spaces and student lounge, library, collaborative learning spaces, and faculty and administrative offices.


...“The development of this Medical Education Research Campus will have a profound and positive economic impact on Utah County and the entire state and region,” said Dr. Richard P. Nielsen, founding president/CEO of both the proposed Noorda-COM and RMUoHP. “We are honored to be the first recipients of this funding in the State of Utah and believe it is a testament to our past success and our future promise to all Utahns.”

Southern Metro - Update, Construction Orem L.D.S. Temple

...The L.D.S. Church’s news release said the Orem temple will be located on a 16-acre site. The site is part of 250 acres Orem annexed from Utah County about five years ago, Brunst said. The mayor said the site is bordered by condos on the north, undeveloped land on the south, railroad tracks on the east, and one of Orem’s last dairy farms across Geneva Road to the west. The church’s plans call for a three-story temple of 70,000 square feet. It also plans to construct a 20,000-square-foot meetinghouse on the site...





The Orem Utah Temple will be built half a mile south of I-15’s University Parkway exit near the nexus of major population,
commercial and industrial growth in Provo, Orem and Vineyard. The address — 1471 S. Geneva Road — is west across the freeway from the Utah Valley University

COVID-19 hasn’t stalled what is set to become the tallest addition to Salt Lake City’s expanding skyline...

...The construction will bring what has been billed as the state’s tallest tower, adding hundreds of high-end luxury rental apartments in the Downtown core.

“HKS recently completed design development drawings and have begun work on the construction drawings,” said Steve Brown, a representative for Kensington’s Boston-based developers.

At approx. 448 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the pipeline and or construction for Downtown.

Those temples look great. It's tough to tell by the photos, but are the panels on the Saratoga Springs Temple also stone, or are they pre-cast concrete?

Typically all of the Temples of the modern era are stone of which I think all are Granite quarried from around the world. The designs in the U.S. recently have gravitated toward either a very strong sense of history or a definite nod to Art Deco. In foreign lands, the designs will often be reflective of the local historic architecture.
