Very true! Just amused that so many firms shilling for Lamb.... Some are exclusive, some selling from 300k others from 400k

It's all about the money. People see the hype and are more willing to buy. With houses going for how much they are, there's boatloads of money to be made. There's bungalows going for over $1million east of Kenilworth, West of Parkdale. That's just... I don't understand.

Pre sales starting today. just had a sales rep saying pricing will be emailed today. People who submit their application with a copy of a pre approved bank draft for deposit will be prioritized in the pre sale.

EDIT: Occupancy Jan 2027

Just got access to floor plans and pricing. Crazy to see 2 bedroom units starting at over $700k in Hamilton.

And the largest 2BR (non-PH) unit don't even crack 850 sq. ft. Small for a 2BR - especially considering the price.

I was thinking of buying a unit, but at these prices for these square footages, I'm not so sure. Also Parking is $70K and only available for units larger than 640 sq feet. Lastly Jan 2027 occupancy is a ways out there.

Yeah, with the price, sq. footage, parking and ETA - I can't envision this being sold out for a while. I'm probably wrong though since the housing market is nuts.

This is the highest end product Hamilton has seen for a condo yet - it's much higher quality than most Hamilton condos. Which explains the pricing a bit.

There have been high-end condos built in Toronto which wound up having a lot of shoddy work done.

oh for sure, my point was more so that the architecture here is clearly promising something far above what we have seen, as is the pricing which is above comparable projects around the city.

Lamb is definitely promising a more luxury product here, more in tune with what is typical in Toronto projects, we will have to see if he delivers.

Lamb developments are very high quality. Probably some of the best in Toronto. This is huge for Hamilton.

He bought a couple of sites in Hamilton a few years ago IIRC but this is the only one he has brought a development application forward on.

Man those are some crazy prices for such small square footages..

And everyone keeps raving that this is the "best looking condo hamilton will have" - its not that amazing really - its just glass and jutouts.. seems silly to price it more as a result.. it's not like its the pigott building

then again these are the same people that think that exposed ceilings ventilation and exposed concrete is "modern chic" instead of what it actually is - an excuse to charge more for doing less.

Interesting that the first post of the thread was January 2017. A lot of tax revenue and housing supply could have came a lot earlier.
