They really know what they're doing. Their projects are high end and would fit in NYC and DC seamlessly. I do wish this had a rooftop bar/restaurant on the north side. I know they are using that space for apartment amenities but this will have one of the best skyline views in the city.

Comparable to Lincoln Sq. Here's a 1 Bed currently available there:

1 Bed / 1 Bath
637 sq. ft.
$2,464 / 18 Months

Yeah, I'm pretty surprised they're only asking $2.5K for new construction + amenities in what can generously be considered the southern boarder of Center City - although I'm also sure these prices are subject to change since completion is so far off.

Piazza Alta rents well north of $3K for some of their 1 bedrooms.

I would take all the zillow/trulia/apartments.com listings with a grain of salt. They also say all these units are available now.

What's the estimated finish date on this phase? Probably won't be ready for move in for at least 6 months right?

Too bad that pool deck doesn't have a city view.
I always thought the building should be reversed.
and would have better respect it's handsome neighbor across the street

I believe it's for sun exposure on the pool.

Have to wonder how multiple years of construction next door impacts pricing.

I think it is the largest pre-fab project in the US.

Someone on FB is saying that they worked on this project and the word on the site is that Giant has pulled out of the project? I'm very skeptical but wanted to see if anyone has heard anything about this?

Giant just transferred a liquor license to this address a couple of months ago so I would be shocked if they're no longer opening here.

That would be a shocker. A full-scale Giant at this location would be a homerun. If they did pull out, I could see a Wegman's consider that spot. The only reason not would be because they like to be involved from the beginning.

I'm guessing they go forward.

Plans for signs for the Giant in this spot were posted last week to the Art Commission: https://www.phila.gov/media/20240126...pplication.pdf

Yeah the person that claimed that Giant wasn't coming didn't seem very reliable.

^ Apparently a Starbucks is coming too.
I wonder if it will operate inside the Giant since there is a Starbucks across the street.
