Yes, view only achieved when you get tall buildings along Broadway/Mt Pleasant. We need more taller buildings around here to bring down the rental cost.

Nope. you will still get views: way more than if you are living in a townhouse, 6-storey apartment block or SFH. That's a fact.

Hello Actonostry. Thanks for joining the forum and congratulations on the great project. When you have a chance, try re-creating the links for the photos, which don't seem to be working as originally posted.

Edit: the photos ought to be resized, too, to around 1024x768 for easy viewing.

Thank you for posting! I cannot tell if I like this building or not. Itybeing so many things all at once. With all the constraints of the location, I think height is fine but a more consistent design would have been better.

Thanks for the pics!

Agreed that I'd like it better if the design elements were simplified.

I like the light beige brick and the dark cladding on 10th Ave the best.

I also like the bright punches of colour, but then the various shades of each colour take it over the tipping point for being too "busy", especially when coupled with the physical variation created by the staggered panels (both windows vs. opaque surfaces, and staggered colour shades).
Then factor in the further colour variation created by open and closed window blinds and overall appearance is rather haphazard.

I think that the project is also trying too hard to please all people, as if it were "designed by committee" with each member of the committee arguing for their special element and it being incorporated into the whole, without an overall unifying vision.

It's definitely odd....I kind of like this building for being so bold and well, strange...it's very post modern with how goofy it is really, although some parts of this project do look cheaper then others...

Overall, I don't mind it, it's unique, and it looks much taller than it is...although 19 floors is pretty huge.

For a significant project at a significant intersection, it doesn't really address the corner very well.

I like the way that King's Crossing in Burnaby addresses the corner of Kingsway & Edmonds
much better than the way this one addresses the corner of Kingsway & Broadway.

I know the styles are different and a modern glass block would not be accepted in Mt. Pleasant,
but the massing and facade treatment creates emphasis and openness at the corner.

I prefer too busy, otherwise a huge building like this would look very plain with a consistent design, unless it is something very intricate. Unfortunately, intricate is something we haven’t seen for almost a hundred years.

The 2 tones of brick look pretty nice at that intersection. Much more urban looking imo. Also prefer how closely the structure meets the sidewalk. I guess I’m referring to the arcade portion (or overhang. Whatever it is).

The walk along the 10th Ave bike route is nice too, especially in the summer of course. Thierry will be great.

The independent is one of my favourite projects in recent years. The designs are bold and tasteful. The eclectic elements fit mount pleasant extremely well. 2 floor commercial use is visionary towards the transit-oriented neighborhood that this intersection is about to become.

I hope the adjacent parking lot will soon get some adequate attention as well. I think its owned by the city so either a park or social housing?
