I really can't wait to see steel start to rise out of the ground for this one. I walk past this site everyday on my way to Alter Hall for class, and it seems like they've been doing underground work forever. It's good to know that everything is on schedule, especially since Paley Library really needs to be replaced. It feels too small and outdated relative to the size of the student body, and it is also my least favorite structure on campus currently.

Looks like the front doors will be facing the tiny Black Horse Alley. Another surface lot bites the dust in Old City

Divine Lorraine to host open house for last remaining units

Interesting!

I don't have any insider info at all, but all the low-rise buildings on that corner (except for True Religion) have now been vacated. I would surmise that somebody's assembling land for a major proposal there.

But good thought! Conestoga Bank vacated last spring, I think. If someone purchases (or has already purchased) the plot that houses Lucky's Brand and owns the other 2 storefronts, they have three consecutive properties and could do something big here.

Ah got my brands mixed up.

Don't forget about the Four Eyes, either! I think the last time I passed by they had closed.

I hope that's the case. This is very similar to how the Cheesecake Factory at 15th and Walnut got built.

If this is true, its probably Allan Domb. He already controls the former Conestoga Bank building and the Paper Source building. The For Eyes is still owned by their parent company but the closing of the store and some other info I'm privy to tell me that the property may be under contract with someone.

IF the Capital One/Peets situation is related, its one complicated partnership. That building and the Kitchen Kapers are owned by a big Toronto company who have no reason to sell anything, the owners of the Lucky Brand building are some of the OG's of Rittenhouse Row who are still active in local development but stay under the radar in their old age... of course they are connected enough and are low profile enough to have gotten those leafs to sell/partner. These guys have been upgrading some of their existing stuff and are working on some things elsewhere in the city that are too premature to announce. They could be working with Domb, I'm sure they know each other.

Nice info! Even without the Capital One space, those three stores are sizable and would allow a building of decent width, albeit not a corner lot. Even more feasible if the Paper Source next to the For Eyes is included. We'll see if something happens. (I'm not actually sure the For Eyes has closed, though. The store above it in that building definitely did).

Very interesting. This corner is prime for retail and residential. Definitely more deserving of something bigger than the 1-2 story buildings that currently occupy the corner.

Even better, they are surrounded by high rises and I don't see anything historic or architecturally significant about these buildings that would prevent a developer from building something taller. But who knows? Maybe Ben Franklin's grand niece's neighbor's ex-husband farted inside of these buildings.

Does anyone know of any apartment buildings in either Old City or Northern Liberties that will be finishing up construction and accepting new tenants in the summer?

Online auto firm's 'vending machine' for cars coming to Fishtown

Very interesting. Looks like it would include an 8 to 10 floor office building for these Legal organizations, a residential building, and a hotel. All of this on the parking lot at 8th and Vine. This is one of two development proposals for the RFP sent out by the City last year. I'll post the full article below.
