The "fully funded" comment comes from the fact that McLain has a development partner based in Chicago - in fact if you look on the Madison County's Tax Assessor's website, the company in Chicago is listed as the owner of the land, so it appears that McLain is primarily in charge of the leasing.
Speaking of leasing and construction activity, of all the major projects in the Huntsville area, Mid City Huntsville seems to be making the most progress. Construction on Top Golf is ahead of schedule and should open before the end of the year. In addition, High Point Climbing has been announced and should come along soon. At the same time there is a lot of grading and site work going on.
By contrast, City Centre started earlier and has not progressed that far. No new tenants have been announced for Constellation. In Town Madison, a residential neighborhood is under way, but there have been no announcements of any retail or office, but a hotel has been announced for the western end near Wall Triana.
The new shopping center across the street from the Whole Foods shopping center and will include a Chuy's and Ulta cosmetics store is making good progress (RCP is the owner/developer).
Almost all of the large scale developments in the HSV area have had out of town money behind them - this started when the founders of Kinko's Copies built Bridge Street and continued with all of the developments of RCP - whose owner resides just north of San Francisco. It appears that the locals are almost jinxed when you look at how long some of these projects have languished while those projects developed by out of towners have succeeded.
