I don't mean to continue the doubter stance but construction at Union has really slowed to a crawl, to the point that weeds have actually started to re-grow on the lot. I pass the parcel every day and when ground first broke there was excavating work done but since then it's been crickets. There is CAT dirt scraper on sight but I haven't seen it move from its spot in a few weeks.

I *really* don't think that they would have held such a public groundbreaking unless all their ducks were in a row. Maybe they're waiting to wrap up the townhomes on 3rd project before really getting started? I don't know, but they've gone through negotiations with the City to assemble the land and also add more height, with APS regarding the power lines.. they are actively marketing the retail space.. and, they have drawn an incredible amount of attention to the project and its groundbreaking.

I'm cautiously optimistic about the other residential developments. There was never enough momentum during the boom to cause a chain reaction...there were hundreds of proposals but nobody broke ground. Once iLuminate, Proxy, and Portland on the Park start going vertical, I think other developers will see that it's a safe area for their investment.

And, in the meantime, there's really no stopping the positive gains in terms of new small businesses and infill projects. Slowly, a true district is being formed and that didn't exist last time around. Two major holes along Roosevelt that I never would have imagined being filled in due to their size are being activated:
1) The 314 house has been moved next to Modified Arts and an announcement for its use will be coming soon.
2) Even better is that the other empty space on the east side of Modified Arts between it and Eye Lounge is getting an awesome new mixed use container project.

Though the project is still in development, it will contain gallery space, studio space, and living space; the 3 containers from the ARTS Market across the street will be incorporated into the project. 2 will remain galleries, while the 3rd will become a new, permanent Roosevelt Row welcome center. I think that's an absolutely fantastic idea. And, the fact that an awkward empty lot will now be filled with live/work spaces and a welcome center is really awesome. Should be completed by the fall:

Anything is possible in the world of real estate development. Especially here.

Srsly though, I'd love to see a bunch of 6/8-12 story mid-rise, mixed use (or not) projects, especially in transition areas.

All due respect to Austin which is a vibrant city but that project is still far from a groundbreaking.

Now Miami, on the other hand, seems to have an international rush to leave their own iconic footprint in the city. Condo towers in South Florida pop up like spring flowers.

I agree- there seems to be a lot of positive momentum on and around Roosevelt. I also noticed there's signs up at the corner of 5th St. and Roosevelt for a new beer and wine store in what was formerly a gallery for Circle 6 studios. As an Artisan Village resident, I'd love to have a place within walking distance to get alcohol that isn't Circle K.

I know Jjs mentioned this project but here's a brief video of construction equipment being offloaded at the old Baptist Church reconstruction on Monroe. I actually saw the original fire back in the early '80s. Well, 35 years later, something good is finally happening. If Taco Guild packs them in, imagine what an even grander restaurant space might do for downtown? Fingers crossed, but this more than, say, a new "tallest" is what makes me hopeful for Phoenix. Props to Terry Goddard for making this happen, too.

Yes, while the lack of new construction is disheartening, this cycle still has been extremely successful for downtown. The adaptive reuse and infill projects are really transforming Phoenix.

McKinley - Hance Park, Central - 7th Street is actually turning into a true downtown neighborhood with Roosevelt Row at its center. We've heard the term "tipping point" thrown around since 2005, but for that area, it's officially happened. Between the adaptive reuse projects like DeSoto Marketplace, infill of lots that I thought would be empty forever and, new construction of condos, market rate apartments, and affordable housing... there's really no doubting it. If all of the residential planned for the area happens, I wouldn't be surprised to see a true grocery store finally move in... the Circles building is the white elephant of downtown right now. A Trader Joe's would be fantastic there. It would be exciting to see some of the same momentum pick up near West Van Buren with the Church and Welnick Bros renovations, and RFP for all of that land between VB and Fillmore.

CT: Do you know if Circle 6 is relocating? Either way, yes - definitely good to see service-retail coming to the area, too.

Proxy 333 is well under construction, only looks like half a block though. I think it will be nice.

Proxy 333 is apparently the full name of the 4th St/McKinley live-work project. We've gone over it a lot before, but it never had a name until that was posted.

It is way bigger than "the live/work project" title would suggest! I thought the live work project would be like a 3 unit townhome project. this is good!

All Those lots between 3rd and 7th

So prime for a bunch of medium density 5-10 story developments.

Serious question how has this not made more of a buzz on this board seems like a good size project and looks nice!
