Weird to think that this thing will be one block from my office. I'll have to post pics from the roof deck after this thing goes up.

Savi would like to be in expansion mode, but they have already had setbacks - including their new Buckhead store. Not to be negative about them at all, I think they are a great concept.

I'm guessing if any grocer that isn't among the usual suspects opens in Midtown soon, it will be Sprouts. They have made a strategic decision to expand here and are scouting the metro for multiple locations as of now. I'm actually surprised you aren't aware of this, given your insider knowledge and your inclusion on these "calls" you speak of.

For those that aren't familiar: http://sprouts.com/

I was in one in San Diego this week. Very much like Trader Joe's, but better in my opinion. Much deeper selection of fresh produce.

Construction Update June - Round 2

Midtown:

Walton Westside: http://www.youtube.com/watch?v=bev-rhJLEE8
The attack of the oversized parking decks continue! Hopefully it will be hidden from the road.

Elan Westside: http://www.youtube.com/watch?v=WN0ej_uDGLg
Work continues on the 2nd floor. Full steam ahead...

92 West Paces Ferry: http://www.youtube.com/watch?v=yTBYZgJCVrM
Looks like construction is wrapping up and people are starting to move in.

Cafe Intermezzo Midtown: http://www.youtube.com/watch?v=yGRC53Fsx4c
The sidewalk cafe seating complements 12th & Midtown very well.

Tech Engineered Biosystems Building: http://www.youtube.com/watch?v=lg_Jf_p0kSs
Crews continue laying the foundations. The crane is up.

Future Amtrak/Greyhound Station: http://www.youtube.com/watch?v=VHDctZDTjU8
Since it looks like Norfolk Southern won't be allowing Amtrak any rights of way via the Gultch, my $'s on this site being the future home of both Amtrak and Greyhound. For the record, I had the opportunity to pick up a friend of mine from the current home of Greyhound (right next to Garnett MARTA Station) at 3am this morning. I must say it was rather intimidating; dealers, people f-ed up on who knows what, homeless, drab, run-down, an overall MESS. The terminal is tiny and staffed by only 1 customer service agent. A LOT of people ride Greyhound in America. It's embarrassing and disrespectful IMO. Atlanta should do something this problem.

Hyatt Atlanta Midtown: http://www.youtube.com/watch?v=JrAmYlTYMVA
Crews are almost done renovating the former Hotel Midtown. The white looks REALLY sharp IMO. Very nice contrast to the surrounding buildings.

77 12th Street: http://www.youtube.com/watch?v=Jih9FIr38Kc
From street level this building looks great! The sidewalk is very spacious and will look even better once the retail is fully leased out. Lots of foot traffic to report.

Brand Properties Office Tower: http://www.youtube.com/watch?v=mlBNHMC5WY8
This is the site of a proposed 12-15 floor office tower.

SkyHouse: http://www.youtube.com/watch?v=XbhwGaogyPQ
Not much in terms of ground level retail other than a dry cleaners in the parking deck fronting Spring St. Not much foot traffic to report of either so I'm not too surprised.

930 Spring Street/Student Tower: http://www.youtube.com/watch?v=J151VZUNqZc
This is the site of a proposed 17-floor tower.

Centergy Student Tower: http://www.youtube.com/watch?v=VwdFM9RTrWE
This is the site of a proposed 23-floor tower.

131 Ponce de Leon Ave: http://www.youtube.com/watch?v=WzffYUt1m9c
Crews are pouring the foundations on the 1st floor.

Georgia Proton Treatment Center: http://www.youtube.com/watch?v=_75vRFVhsG8
The crane is about to go up. Crews are pouring the foundations.

100 6th Street: http://www.youtube.com/watch?v=YKTe-ha28mQ
Crews are up to the 15th floor. The street level retail is beginning to take shape. Should look pretty good

1125 Peachtree Street: http://www.youtube.com/watch?v=VuMjR-gfKf0
The site of a future phase of the 12th and Midtown project.

Buckhead:

Buckhead Atlanta: http://www.youtube.com/watch?v=_yMwkIraLmE
A "rotunda" has taken shape. Should be pretty nice once complete. Construction should be picking up soon thanks to recently secured financing.

Camden Buckhead: http://www.youtube.com/watch?v=-I11YggXLNY
Site grading continues as retaining walls are being installed.

Veteran's Park Atlanta History Center: http://www.youtube.com/watch?v=ZIS0_22Jk5A
The finished park looks great! Now they just need to turn on the fountains...

Crocker Partners Apartment Towers: http://www.youtube.com/watch?v=Zy9KE3ml2Is
This is the site of proposed 26 and 19 floor apartment buildings at the corner of Piedmont and Lenox Rd.

Circle Terminus Apartments: http://www.youtube.com/watch?v=Yqy8EHOqxA4
Construction is well underway on on all three buildings.

Lenox Square Renovation: http://www.youtube.com/watch?v=-_ZsAKS4_lU
Lenox is getting a face lift! IMO a much more fitting entrance.

I hope they start on 1125 Peachtree soon, that is one ugly sore spot in that stretch.

Everything I've heard about the space on the corner of 6th and Peachtree where the Viewpoint retail is being renovated suggests it'll either be a Sprouts or a Fresh Market.

Immovable Media - THANK YOU. I know that takes a lot of time and effort.

My comments/questions:

92 W Paces - couldn't they have at least painted the dentil blocks under the soffit of the roof white or some other color beside dull beige so that they don't blend in with the entire dull building? Also, visible garage up front looks ugly

Cafe Intermezzo - I remember going to the DRC meeting when the renderings and concept were proposed, and they did not have corinthian columns then. I'm disappointed - that is the most busy design I have seen in Atlanta in a while. Looks Vegasy.

77 12th - considering the leasing momentum they've had on the retail, I'm shocked that it looks like no progress was made. To me that would be the whole point of signing an LOI or a lease during construction, so that one can work on the buildout in conjunction with the construction of the building.

Skyhouse - surprised the banner is still up, according to their website they are close to 90% leased already, and that banner would be blocking views.

Lenox Square - I'm probably the only one that doesn't care for the facelift. All it does is remove the more classic porte cochere for valeting cars, adds some glass, etc. It doesn't address the street or its presence significantly impact GLA.

Special requests - in place of "site" videos, which are still appreciated, if convenient can you get over to the eastside and catch some video of the construction progress over there? PCM, Boho, Amli, Perennial, Beltline, Inman Park, etc Also downtown - student housing, garage by capitol, all the touristy and museum stuff going up, etc

Also, can someone snap a pic of Republic of Couture? I have yet to see it or hear too many comments so I'm assuming it's pretty blah...

Could we stop dicking around and just build a Whole Foods in Midtown. I hope some dreary Fresh Market won't stop WF from expanding into Midtown (I know the Ponce one is *barely* in Midtown).

You are a mind reader Simms! I'm heading to East Atlanta and Downtown today with an updated posted tomorrow.
The "site" videos are supplemental and were easy to produce since I was already in the neighborhood. Documenting construction is still the primary objective. Thanks for watching!

I like Fresh Market...I'm not sure why you're calling it "dreary" but I don't get that from any of them. That would be a great spot for one.

Why a Whole Foods ? Why not a Trader Joe's ? Lower prices. Less stuffiness.

I don't mind Trader Joe's but it does lack a wide selection of produce, a fish counter, etc. Basically it's great for prepared food but I think it falls a little flat for raw / fresh ingredients. I would personally love to see any of Fresh Market, Sprouts, or Whole Foods (maybe more than one!) somewhere in the more built up part of Midtown.

I would go to a Fresh Market there. I just worry it would preempt Whole Foods.

WF would have to be seen as the greatest "boon" to the area. I'm sure many other businesses would want to be near a new a WF with the traffic.

I go to the Fresh Market near the hospital sometimes. I dunno. There's always maybe 10 people shopping. Staff seems out of it. Just really seems aimed at an older crowd. It does have a good meat/fish selection. Maybe I'm missing something about it.

If you think Cafe Intermezzo is tacky, you'll hate RoC. It's beyond over-the-top. There is literally a waterfall with facebook updates under your feet. That being said, I hope they succeed. The price point seems appropriate for midtown, and we desperately need retail on Peachtree.

New Development is finally happening on Boulevard! This could be the first step in diluting the poverty on that notorious street.

Doubtful, the article states "Wingate will present its plans for City Lights, a new Section 8 building on the lot at Boulevard and Angier." so if anything we're increasing the poverty on the street.

Read the whole article. Wingate has a contract for 733 Section 8 units, no more. Meaning the development of City Lights will lead to redevelopment of some of their other properties into at-market housing.

Not true. The total number of Section 8 units is fixed. This project is proposing to turn "Family Section 8" units into "Senior Section 8" units so that it can clear up other sites for a phased redevelopment.

Agreed. Honestly I'm not much of a fan of a suburban style mall in an "urban" environment.
