Photo Update from around town today on infill, mid-rise and missing middle projects.

The Maven 2 300 W and about 950 S 300 W.


Just around the corner from Maven 2 on Fayette an apartment building.


Paxton 365 just south of Target on 300 W almost complete.


Townhouse project just north of Target next to I-15, not sure of the name.


Phase 1 of apartments across 300 West from Home Depot completed and leasing.


Phase 2 of apartments across 300 West fro Home Depot under Construction.


The Olive condos on 400 S and 400 W just north of Liberty Park excavation work.


Centro Civico Apartments at 600 W and 100 S topped out and working on the facade.


The Beverley sign on 600 W and about 75 S.


The Beverley site has some foundations down.


Project just north of Marmalade Library


Project just north of Marmalade Library 600 N side is above the fence line now.


Phase 2 apartment at 500 W and 400 N now complete.


Townhouse project under construction at 450 W 500 N.


The former Biomat Building on 600 W North Temple very slowly turning into condos/apartments. I am glad this building is being reused. It was the old Horsley Grocery store and housed an early library branch.


The new boys and girls club. They tore down a well maintained 100 year old church to build this boring building.

Loads of software engineers are moving from high-priced tech hubs like Silicon Valley and Seattle to work in smaller, more affordable Salt Lake City. And the lower prices means they can splurge on a swanky pad in the quieter, primarily residential, old-money neighborhood of Capital Hill.

“A lot of younger professionals are moving here and making decent money, but they are renting because they don’t know yet if they’ll be here long-term,” says Trey Leonard, a global real estate adviser at Engel & Volkers Park City.

That’s created a boom for upscale neighborhoods near the city center like Capital Hill and Greater Avenues. This area is squeezed between downtown and the Wasatch Mountains north of town. There are some large two-bedrooms units in recently built luxury condo buildings with pools and rooftop lounges that rent for around $3,500.

“Many of these homes have simply amazing views of the city skyline and the mountains,” Leonard says.

This kind of thing would definitely be new for SLC and might bring people to the area just to check it out (à la The Vessel in NYC). That said, I'm struggling to figure out how exactly people get onto those catwalks. Do they have to go through the parking garage? The parking garage being half of the view might also kind of ruin the experience.

I definitely prefer the Regent St. Hotel proposal and I'm really hoping something similar is proposed this time around.

I'm all for some more architectually interesting projects downtown but this doesn't really seem to function. Like stated above how do you get to those sky bridges to no where? Also are they just blocking the street?

Something like that across the street at Gallivan could be neat. But sandwiched between two hideous parking garages... I dunno..

Ugly places are cheap. They keep the "one step from homelessness" crowd from being homeless.

Sadly, urban planners come in and set policies which only gentrify communities -- make 'em pretty and unaffordable. And seriously, where do these undeserving souls go once their slums are demolished? Ogden -- where their RDA demolishes the slums 10 years later?

Eventually, there has to be crappy housing someplace. That, or rampant homelessness.

I agree that we need to a better job of providing affordable housing for those on the cusp of homelessness. But those places operate through exploitation and rampant disregard for basic living standards. We can - and should - do better.

Great pics stayinginformed. I was thinking about the Sugar House business district, haven't been there (or really anywhere) for a while. I assume the Park Ave apartments are going up. Hopefully someone is working to finish the Sugarmont Apartments. Dixon Place by the Lowe Property group west of the Sugarmont Apartments should be making progress as well. I imagine Sugar Alley hasn't started yet on the other side between Sugarmont and Whole Foods. Anyone live by there?

Anyone know what's going on with the old Snelgrove place on 2100 S and 1000 E? It looks like they're emptying the building of all the equipment and such inside. That's a pretty prime space in Sugarhouse.

I can confirm that Sugar Alley hasn't started yet. It's still a dirt lot. I think the Sugarmont Apartments have been progressing, albeit rather slowly. I'm not sure about Dixon Place.

Sugarmont is progressing slowly, and Dixon Place is working on the second floor.

Pencil posted that website a while ago, but this is definitely showing more progress. I really enjoy watching these drone flyovers. I watched one of a large southwestern city's downtown this morning, and then a recent one of downtown Salt Lake City. No comparison! Salt Lake is so much more beautiful and getting even more so as all these projects come online.
