Incidentally, that is an incredible parcel of land that CF controls...Portage clear up to St. Matthews. Would the value ever increase if they convinced the City to remove the AVP restrictions from it (which they should)... hopefully actual development is part of the plan here and not just a bump in asset value.

Well don't they get to block any residential in the area? That seems a little bit excessive. I don't understand what the point was to begin with in restricting residential development. Buyer beware man. That's my take on it.

Back in the 80s and 90s WAA was nervous about losing 24 hour operations status due to noise issues (cargo tends to run at night), so they got the City to impose those restrictions.

But things have changed since those days... aircraft are quieter now. It is not the issue that it once was.

Some of those old cargo jets are pretty loud. FedEx or UPS used to fly out every night around 2am and you could really hear them if they took off south over Charleswood.

They rarely use runway 31/13 at night anyway - at least not for takeoffs over the Polo Park and River Heights area.

The long term plan is to add a parallel runway to the northeast of 31/13 though...line planes up on a path pretty close to the former Target on the old Stadium lot.

Is there a grocery store in or around Polo? It would be a great place to live if you like proximity to amenities.
Well... within 3 blocks.. More than almost any other regions of the city

1 - Safeway
2 - Sav-on-Foods
3 - Superstore
4 - Wholesale Club (no membership required)
5 - Wal-Mart
6 - Costco

Cargo jets represent the lions share of the older-style aircraft that are still flying. They are a bit behind the curve, and many of them date back to the 70s or 80s. But as with passenger jets, they too will be replaced by newer, quieter models.

Haha shows how often I go to the Polo Park area. That being the case, there would be no issues in selling major residential in the area. It's ideally situated between downtown and the airport and close to virtually any amenity imaginable. Frequent bus service to multiple destinations doesn't hurt either.

CF must have big plans in place for the Polo area, I wonder how soon until they are revealed.

When the mullions are installed it won’t look so ‘albino’.

What would you want done the Radisson? It’s a concrete structure that’s never going to change. The ground level awnings do need to go.

They could put up actual cladding to make it look a little less soviet.
