The lot was originally put on the market for $5,500,000 in July of 2013. It sold a year later for $4,645,000. The garage on the site has been knocked down but the developer still has to remove contaminated soil and fuel tanks.

When we first posted about the sale, commenters were excited about the possibility of the ground floor retail space- — particularly for a tenant like Duane Reade.

But new apartment buildings in Bed Stuy have lately come under fire from local residents and preservationists who say they don’t fit in well with Bed Stuy’s historic architecture.

The developer has finished the nine-story 42-05 Parsons Boulevard between Sanford and Franklin Avenues and has closed on half of the 14 condos in the 28,456-square-foot building, said Brett Goldman, the director of acquisitions at Triangle Equties. He expects the rest of the residences—selling from $550,000 to $1 million—to close within the next month.

Alice Wong of Block & Lot Real Estate Management, a Flushing-based brokerage, has been marketing the apartments for Triangle.

“She has done a great job selling our units,” Mr. Goldman said. “We had a pretty good reception in the market.”

The condos take up nearly 22,000 feet of the building, with the majority two-bedroom and one bath. Three-bedroom penthouses are on the eighth and ninth floor. It also features five units of office space, which together take up 6,755 square feet.

STATUS OF THE THREAD:


1) So far since this thread has started, we have over 850 + midrises of varying heights, mostly 6-8 floors on average listed.

2) This being for the 2014-2015 cycle.

3) Some of the posts contain multiple projects (most in the first pages but some scattered throughout the 29 pages of back to back fresh projects.

4) Most projects have rendering associated with them. I went back and added some to past posts (1 project per post), and ones with multiple ones where added.

5) Any comments or questions feel free to ask.

The rendering was leaked fully two years ago, yet the permit for this structure appears remain in limbo. In fact, several permits have been disapproved, rejected, or pending as the development challenge process continues "pending zoning approval." Perhaps the as-of-right square footage of 26,000 is in question? Considering the scale of other high rises on the avenue and the surrounding area, I'm almost surprised they couldn't pull off an even larger structure.
