The 7-11 is separate. I believe the design plans ended at the jiffy lube on the south end.

Fence has gone up around the entire area. Interesting to see how fast they get going.

An office, residential and retail project planned for an assembly of adjacent properties between 1301 and 1401 South Lamar Boulevard appears to be moving forward in earnest this month, a 3.88-acre redevelopment which will replace locations of Genie Car Wash, Austin’s Automotive Specialists, and Jiffy Lube with two buildings containing a total of 134,623 square feet of office space along with 309 apartment units and ground-level retail space — as we’ve seen from current plans, the four-story northern building contains offices and retail, the five-story southern building next door offers apartments and retail, and both structures share underground parking.

1301 South Lamar is completely demoed as of this morning. HUGE lot. Hopefully something nice goes there. We don't need anymore storage facilities in all of the 04!

looks to be in the "no mans land" between Strait Music and Ben White/Lamar. Good (not great) use of space, certainly better than what's there now.

Hopefully it spurs more action in the worst use of space in all of S Austin...that is the entire intersections of S Lamar and Ben White (all 4 sides are an atrocious use of land) If the city was serious (it never will be) it would spear head this entire area to include all sorts of housing -including housing the homeless. Who am I kidding?

I live off S Lamar, and I welcome this area to become as dense as possible....at least 90ft buildings all the way down S Lamar, along with housing for all incomes. Bring it.

this project doesn't appear to affect any existing businesses, other than blocking visibility from Lamar/BW. It's literally empty now. I think it's just dirt.

I mean, I'm all for it, but I don't know who is going to clamor for space next to an elevated highway that is *super* hard to access with tons of traffic.

It feels like there are 30+ better parcels on S. Lamar to develop ahead of this one.

Speaking of the empty lot at Bluebonnet and S. Lamar has fencing up.. Anyone got a beat on what that might be?

Wanted to check back here on the Bluebonnet/S Lamar parcel getting the fence up. Isn't that still owned by Endeavor?

Im not sure. I know the owner of one of the old food trailers that got kicked out years ago and they said an apartment building was the plan but that was a looooong time ago.

Then someone started to renovate the old body shop into.. something? And that stopped about a year or so ago.

Its probably the "best" location of those 4 corner lots because it has the least weird angles created by Bluebonnet.

FWIW Ive heard from someone who owns commercial property in the area that the apartments around Loro may be gone soon with the weird office park next to loro potentially surviving but all the old storage units behind Patika may be part of the development.

They also have heard rumblings of a large project at the CVS/office store site about 12 months ago that died down.
