They still look incredibly empty. I was at one of the Lincoln Square towers on Thursday for a meeting (and stayed at the Westin in the other Lincoln Square tower - very nice place, gets my seal of approval ), and later that night met some clients for dinner at Barrio (on the first floor of Bellevue Towers). I had a great view from my hotel room, and they looked maybe 10-20% occupied to me.

The Bravern Towers looked almost fully occupied though when passing by, but I couldn't see them from my hotel room, so maybe they just look that way from the street.

Bellevue Towers

I am writing this from Bellevue Towers... (a new & happy resident)
The occupancy rate seems to be about 25 percent and climbing as there are more closings every month.

Quite happy with the building quality, staff and operations so far.

Bravern is a nice building - but it is not all residences like BT - has a large business tower, which is occupied by MS I believe. That tower will be lit. I recall them to be much behind BT - for one thing they are coming on-line later.

Washington Square apparently passed 50% occupancy - good for them. IMHO their building quality was not in the same league with Lincoln, BT and Bravern but they came on-line first...

2010 seems to be a more promising year for downtown condo activity now that the economic paralysis seems to be easing. Eventually energy efficiency and commute issues will push most suburbanites downtown - but that may be a long process...

^Yeah, Bravern's got two residential towers and two office towers (both occupied by MS). I was talking about the residential towers, but like I said, I couldn't really get a good view of them from the street. I love the look of Bellevue Towers - they're much more distinctive and unique than the Bravern Towers (which are pretty cookie cutter and boring, IMO).

What floor did you snag? How is that Purple restaurant on the ground floor? It looked intriguing.

I'm curious too how this Purple compares to the dt Seattle one. Barrio looks like it has a decent menu too. I'll have to give both a try.

Bellevue Towers

I am above the 20th floor, 1800 sq ft. 2BR 2.5BA unit. We have the two-bedroom suites w. Bath & walk-in closets floorplan (xx14 stack) with no wasted space whatsoever - really like the layout. The large utility room with ceiling mounted HVAC unit is wonderful and gives us ample storage.

Tried Barrio a couple times, liked it, especially the Tortilla Soup for lunch. Did not get a chance to try Purple yet.

We do like Wild Ginger and Artisanal at the Bravern also.

Moving downtown has been awesome so far, lots of awesome restaurants, shopping, an IMAX theater to catch Avatar 3D in - our cars are resting in the garage.

The building has been working smoothly, for a new building of this size. Hoffman Construction has done a good job for Gerding Edlen development.

There are a lot of people touring the building and the sales activity seems to have picked up after the new year. I believe the towers are 20% closed - with a number of other people in the pipeline with their 5% deposits.

We have a couple nice condos in other cities as well and really like this one in Bellevue Towers so far...

nice to hear Kryten. With the overbuilding of condos across the country, it is great to hear about something "real life" as oppossed to all the doom and gloom of the building industry. The buildings in the end will be here much longer than the influxes of the economy. If the buildings work for the city and the residents, then maybe they are here for a long time.

The building is so irregular in many ways, it is interesting that you mention that there is no wasted space, and that it flows well for you. Great insight - thanks!

First glimpse of massive Rockefeller project in downtown Bellevue

Low Income Housing Institute Breaks Ground on Downtown Bellevue Project

The site is located at 204 111th Ave NE, near NE 2nd St, in downtown Bellevue.

The $16.6 million project will offer 57 residential units, ranging from studios to three-bedroom apartments. Rent is expected to cost from $320 to $1,260. Half of the apartments will be for people earning up to 30 percent of the median income for the area – $26,000 for a family of four – and half will be for people making up to 60 percent of the median income, according to the Puget Sound Business Journal.

Seattle Developer Buys Downtown Bellevue Property, Plans Office Tower

Schnitzer West purchased land in downtown Bellevue this week and plans to build a 16-story office tower on the site beginning next year, according to the Puget Sound Business Journal.

The Seattle-based development company bought the site at 415 106th Ave. NE, where a Bank of America branch is now located and across the street from Bellevue Towers, for $12 million.

Schnitzer West paid 28 percent less for the property than Aspen Growth Properties of San Diego paid for it in 2007, according to the report.

A Schnitzer West representative said Bank of America plans to open a branch in the 360,000-square-foot office tower in 2016.

Alley 111 Apartment Project Continues Progress & Reveals Additional Renderings

Kemper Development Company Announces $1.2 Billion, 2 Million Square Feet Expansion

According to a press release Kemper Development Company announced that they will go forward with their mixed-use expansion. The project is planned to begin in 2014 and will be completed by fall 2016.

As anticipated the addition will be in the form of retail, hotel, residential, dining, and entertainment. The project is planned to set back Kemper Development Company $1.2 Billion. The project will add 2 million square feet in total. 375,000 square feet will be dedicated to new retail, dining, and entertainment spaces. 700,000 square feet of the plans are dedicated to new Class-A office space. Also as previously announced the project will include a 250-room boutique hotel, and about 500 high-end residential units. The project will include 3,700 parking spaces in two 6-level underground parking garages. And yes, the parking garages will continue to be free.

There has not been any tenant announcements made yet for any of spaces. This release is likely a signal to potential tenants that the plans are official and construction will begin in 2014.

Bellevue is coming back from the recession. There are many projects that are transforming the city. Its a big change for the Seattle Area.

Redevelopment project coming to Old Bellevue

Bellevue is already at near-boom level, referring to the central 500 acres or so. Probably 900 apartments are underway, along with the fairly sizeable Marriott posted above.

This spring and summer might take it back to definite boom level.

Indeed. I was reading about the construction boom and I think its already past that level which is great . There's a lot of smaller projects UC or proposed all along the area. More in the pipeline but I wanted to focus on the ones with actual rendering.

Whats even more amazing though is what is going on in Miami or Southern Florida. They are churning out towers faster than NYC. All 12 stories or taller too. There's over 300 of them too and counting every other day that are either UC, proposed, or in Demo.

Update:


This will be known as "Centre 425". This is the one being proposed by a Seattle Developer (See above posts).

Construction is anticipated to start by early 2015 and be occupied by late 2016. They just need design view approval. This one should be good to go as it has cleared most of the hurdles.
