Trammell Crow affiliate aims to redevelop languishing Midtown site

An affiliate of Dallas-based Trammell Crow Co., a subsidiary of CBRE Group Inc., has an agreement to buy the 4-acre site at 98 14th Street, according to multiple sources with knowledge of the deal. The property, known for the failed “Opus Place” development, was foreclosed upon last year.

High Street Residential, a division of Trammell Crow, may pursue a multifamily project, one of the sources said.

According to the article, it appears it will be several smaller buildings instead of one big one.

Reputable company... but judging by their portfolio it's not likely we will get anything of significant height (IMO). I would loved to be surprised.

That's what I thought until I dug through Trammell Crow's portfolio. They've built some tall projects in Texas that I wouldn't mind seeing in Atlanta. You can look up these examples:
Parkside Residences (Houston) - 43 floors
Northshore Tower (Austin) - 38 floors
Austin Proper Hotel & Residences (Austin) - 32 floors
Indeed Tower (Austin) - 36 floors
601 West 2nd Street (Austin) - 35 floors

The last one (601 W. 2nd St) houses Google's offices and its sail shape looks like a shorter version of Dubai's Burj Al Arab. A similar design might be too much for us to hope for in this case, but Trammel Crow has done some great things.

The tallest one Parkside Residences, is unhinged at street level. That wouldn't be allowed here due to city ordinances and Midtown Alliance, but wild that Houston let a big new residential building in the heart of the city fail to address the street like that, especially right along the light rail line. It's giving 1970s downtown Atlanta.

Quite a few towers that are residential and currently under construction in midtown are in the 30-38 stories range and is within the midtown table top. If we get towers in that range they will not be of significant height (which I would define as 600ft+).

Alexan is built by Trammell Crow Residential, not Trammell Crow Company. They're different companies but both came from the same parent company decades ago. This site is rumored to be purchased the later, not the former. So expect a different product. TCC is building science square with GaTech.

Moxy Hotel Downtown Pushes To Start Construction In Time For 2026 World Cup

This article is mostly about Beltline rail, but there was an interesting tidbit about density in the next phase of "The Works" development on the Westside:


Selig Enterprises Senior Vice President Malloy Peterson said her firm is in the planning process for a second phase of The Works, its 80-acre adaptive reuse project in Midtown’s Upper Westside along Chattahoochee Avenue.
While the first phase largely consisted of converting the low-slung industrial properties into retail and food and beverage concepts, Peterson said the second phase, which is on 63 acres along Logan Circle, will place more emphasis on multifamily and office.
“We’re going to look at Phase 2 differently,” she said. “It probably will have more density … just to try to get more daytime population.”

State officials unveil master plan for Downtown convention center campus

This week, state officials viewed plans to transform more than 20 acres of surface parking lots that line Downtown’s sprawling convention center with new housing, hotel rooms, retail space and offices. They could link a piece of the redevelopment to the Atlanta BeltLine.

The Georgia World Congress Center Authority (GWCCA) could infuse the state-owned land with more than $1 billion of new development. The goal: boost its convention business and build up Atlanta’s Westside.

The project would fill in gaps within the urban fabric. GWCCA Executive Director Frank Poe said the massive convention center along Northside Drive should no longer look like "an island unto itself but part of a larger planned development.”

Atlanta-based architecture firm HKS Inc. is leading the master plan for the GWCCA. This week it presented recommendations to one of the agency's committees.

Master plan considers sites the state already owns
The master plan looks at four development opportunities. One targets the Blue Lot, a surface parking lot along Northside Drive. Another focuses on the Yellow Lot and an adjacent marshaling yard along Ivan Allen Jr. Boulevard. The master plan also considers property next to MARTA's GWCC/CNN Center station.

GWCCA said it has not discussed funding sources or whether to bring in development partners.

More progressive than I would expect from them, although I don't like the campus-y vibe. I guess it is a campus after all.

The TOD site (04) is the most interesting to me, basically an extension of Centennial Yards. Bring it on.

Is there any time frame for this project? I understand its just a masterplan and nothing is getting ready to start, but is GWCC just spitballing for some time in the future or what?
