In general I agree but in this case requiring tenants to leave the property in one building just to enter another building and then take the elevator up to a pool or whatever doesn't make any sense.

While I can't say I like it (as I don't) it certainly isn't as terrible as I thought it was going to be. I'd like to see it another five stories, though, just to reach the same height as the buildings around it.

Well on the bright side, this is definitely going to get built given that it's a Palmer project. Sadly, I think there's a pretty good chance that we'll be unpleasantly surprised by the facade materials. The color of the "brick" in the rendering will definitely look very out of place on Broadway.

I have been saying for a while this area south of Broadway/Hill is ripe for development. I am pleased with the design. Steve Needleman is a hero in my eyes so if he is OK with it, I am. These three historic buildings are already there so a renaissance in this part of DT could just be starting.

Its all in the details and materials, but not particularly liking this. Better than a parking lot, but I would hope we would aspire to more

I love the design!! If sucessful I hope that it become a benchmark for historic "re-creation" here among many other vacant lots in the vicinity. Like others have said it will all be in the materials used to deliever a high quality development. Another thing is that its not gonna be just another stucco box since it will be 10 stories and require steel!! Hopefully the adjacent building will have similiar high quality as well.

Could have been shorter. The only reason he went as tall as that is because of the Broadway Design Guidelines. It was required to be at least 100 feet tall. His 6 story building south of Olympic will be outside of the overlay zone.

Notice there will be some space between this and the Sparkle Factory building. That's because the owner wants to preserve a rather unassuming mural of a little girl on a swing.

The Downtown News released it's tri-annual development breakdown in this week's issue.

Some interesting bits of information:

The developers of the Metropolis project have modified their entitlements to allow for five towers instead of four.

Barry Shy is still moving ahead with his 40 story proposal, currently doing a geological study of the property.

the proposed projs that caught my attention are the ones with groundbreaking dates that are rather specific and not way off in the future.

In comparison, the apt bldg across from the old united artists bldg, is described as having a completion date of 2017....at least no less than 3 full, solid yrs from now...meaning its groundbreaking would occur not much before 2015. Sares-Regis Little Tokyo

The effort to build a 240-unit apartment complex at Second and San Pedro streets in Little Tokyo is in the city's plan check process, said Mike Winter, senior vice president of development for Sares-Regis Group. A groundbreaking is scheduled for April with completion expected in two years, he said. The company acquired the property at 232 E. Second St., which is currently a parking lot, last year. The site is adjacent to Avalon Bay Communities' Ava development.

^ Hope I'm not jinxing it by saying that those two projects have a much better likelihood of breaking ground on time. DTLA's foreseeable future definitely seems to be mid-rise. Get used to it.

What a shame. So it does look like the smart and final will have its entrance towards a parking lot. If I remember the rendering from a year ago, a blank wall faced the Fig side.

As well as a wayward bus from New York City.

I actually like the design of the Sares-Regis. It fits with the overall feel of Little Tokyo. And will totally transform the look of Little Tokyo as well. City West is another area that would greatly benefit from these types of midrises. I pass by 1111 Wilshire all the time and it actually looks quite good. 4 or 5 of these in City West will do nothing but good things.
