Panel OKs big jump in subsidy for Loop project

Facing ballooning construction costs, a Michigan developer that wants to convert a 45-story landmark Loop office building into apartments has asked the city for another $12 million to help finance the project, which would more than double the original subsidy.

The Chicago Community Development Commission on Tuesday approved (tk) $20 million in tax-increment financing (TIF) for the proposed project at 188 W. Randolph St., a dilapidated Gothic Revival office tower built in 1930. Farmington Hills, Mich.-based Village Green Cos. wants to redevelop the building into 313 apartments, 20% of them affordable to lower-income residents.

Alter loses control of site near McCormick Place

Alter Group Ltd. has lost control of a key property near McCormick Place where the developer had proposed a major mixed-use project with as many as 1,500 hotel rooms.

Alter’s contract to pay about $70 million for the site at Prairie Avenue and Cermak Road died earlier this spring after the Skokie-based company declined to put up earnest money for the parcel, according to a source familiar with the situation.

RREEF to invest in planned River North apartment tower

Chicago developer Daniel McCaffery has partnered up again with RREEF on a luxury River North apartment high-rise project.

RREEF, the investment advisory unit of Germany’s Deutsche Bank, has agreed to invest an undisclosed amount in Mr. McCaffery’s proposed $80-million Flair Tower development at Erie and Franklin streets, setting the stage for construction to begin this summer on the 201-unit building.

Later in that article they're talking to Michael Schramm about 664 N. Michigan (Ritz-Carlton), and Schramm says that the delays they've had are fortunate becuase they won't complete till 2010 and "we are going to be the only game in town by then."

Either he's just blowing smoke, or he's fortelling an epic collapse, because pretty much everything on the books would have to be canceled for Ritz-Carlton to be the only thing left.

I really doubt it....at least with today's economy. I don't even think a foreign investor would think this is a good deal.

Can you imagine the forks that put down $ on 1000 S. Michigan. This building was proposed years ago and has had one false start after another. I'm quite positive, but even I'd probably take my deposit back and run to an existing building or at least one under construction.

^ It's really just a terrible design. And while you could vaguely make the argument that the Bernadin was contextual with North Michigan Avenue, this thing makes positively no sense in the loft district.

yes, from what's been posted in this thread, the craptacular mansard roof is now history (thank god!) and the rendered elevation from page 1 is the most current design as far as i know. not that the removal of the masard roof makes it an attractive building, but it is far less aesthetically offensive without it.

That was to have been the Lubavich Chabad Center for Jewish Life. It went through a couple of design changes. A good design became a less good design and it has been vacant for ages now. I thought there had been talk of a complete change of course somewhere over in the General Developments thread.

I think thats the one thing that makes this site great, the discussion. If I wanted only information, I'd just check the various news outlets.
