Star Metals developer is looking to rezone a Bankhead property for a large development. 1600 residential units and 700k of commercial space. The property is adjacent to the beltline and will have direct pedestrian access from the property to the beltline.

Zoning review and historic preservation review planning permits filed today for the Academy of Medicine at 875 W Peachtree in Midown. Maybe GA Tech has something planned?

Planning permit filed to consolidate 4 lots at 630 Reed Street in Summerhill for "future development." This is right behind the Halfway Crooks beer garden and the building with Southern National and the Credit Union.

Here's the permit for what GeorgiaPeanuts mentioned above:

Planning permit filed for 1060 Donald Lee Hollowell Pkwy


This application requests a rezoning of the property located at 1060 Donald Lee Hollowell Parkway from Mixed Residential Commercial-3-Conditional (MRC-3-C)/ BeltLine (BL) to MRC-3/BL. The property was zoned in 2018 pursuant to application Z-18-031 and includes a site plan condition. The currently proposed redevelopment of the property is not aligned with the conditioned site plan from the prior approval, which is the reason for this request. The property is currently improved with a variety of industrial buildings that have varying levels of vacancy. The applicant is proposing to redevelop the property with a mixed use development that will contain approximately 1,600 residential units and 700,000 square feet of nonresidential square footage including office and commercial uses. Access to the property will be provided along Donald Lee Hollowell Parkway, Finley Avenue and North Avenue. The property is also immediately adjacent to the BeltLine, which will allow for direct pedestrian access. Parking will be provided primarily in structured parking developed as a part of the project.

Commercial Land Development Permit filed for first commercial phase 1296 Moreland Ave SE

The overall development includes multi-family residential, townhomes (under separate cover and permit), and retail. the scope of this permit is limited to the retail parcel. the total site area is 31.88 acres. the site area of the retail parcel is 1.36 acres. the scope of this permit also includes streetscape improvements along moreland ave and custer ave, construction of of surface parking, grading, drainage, and stormwater management, and all associated utilities.


Moreland & Custer project to replace suburban-style, 1960s strip mall with nearly 700 homes

Looks like they are just transferring height rights to another property.

"This special use permit application requests a joint transfer of 215,858 square feet of residential development rights from 875 West Peachtree Street to Core Atlanta 7th Street, LLC for use in redevelopment of 875 West Peachtree Street, REAR. The sending property is designated as a Landmark Building/Site by the City of Atlanta. An entity affiliated with Core Atlanta 7th Street, LLC is under contract to purchase the receiving property."

So they're transferring the rights to "875 West Peachtree Street, REAR." Does that mean the rear of the site? As I'm reading it, they're taking the air rights from the academy of medicine and transferring them to the parking lot behind it.

EDIT - I checked the newest GA Tech campus plan (PDF) and on page 73 on the map they list "Biltmore expansion/Academy of Medicine parking lot redevelopment." So with the planning permit stating they're already under contract for the property, it does appear an apartment or student housing tower will be built at 7th and Cypress. Big news for the area!

Nice sleuthing! Probably won't be an impressive today, but in the heart of Midtown it's all about street level and added density.

Shouldn't it be somewhat decent if it is getting an extra 200k floor space transferred in addition to what it already has by right.

Possibly. Using the tower at Spring and Peachtree Pl as a model, each floor is 20,000 SF +/-, so an extra 10 floors would be allowed. But it's more complicated than this, as there are other ways of getting a FAR bonus that might apply to transferred density--I'm not really sure how to navigate the labyrinth of zoning rules.

I'll say once again I think the business of these FAR limits in midtown has no real benefit and they should be allowed to build whatever density they want in the middle of Midtown, but that viewpoint seems to have limited appeal around these parts

That's because infrastructure, utilities, schools, and other public resources aren't infinite. I doubt you could find a single block with unlimited FAR in any city. Zoning 101 (or maybe 102 after land use).

Bring it on! Have thought for some time that’s a nice parcel for infill. Despite Midtown’s growth, surface lots remain.

Just for the sake of reference: This development is expected to have 295 Units, and HUB Atlanta has 292 -- so it may end up close to a carbon copy.

Academy of Medicine student housing tower

From this Business Chronicle, this helps explain the seemingly endless demand for student housing. Even Tech is planning more on campus housing.
