Huge Fashion District Project Will First Clearcut 10-Acre Site

Now the plan is to demolish everything on the 10-acre site and start again from scratch.

The project area is bounded by Ninth and Twelfth Streets, San Pedro to the east, and will span both sides of San Julian Street. Once they've cleared the site, developers plan to build 945 residential units; up to 210 hotel rooms; commercial space for office, medical, and manufacturing uses; retail space, including a 700-seat cinema; an educational campus area; and more than 3,500 parking spaces. The hearing notice also indicates that the project would allow for a "land use equivalency program," meaning that the developers could change their proposed land uses--within a framework--to suit market demands. The limited information released so far does not say how many buildings all that will require, though they do indicate that building height will range from three to 38 stories. To get it all done the developers are requesting a range of zoning variances (basically exceptions) from the city, including a zoning change from light manufacturing to community commercial, a height district change, and permission for advertising signage.

When all is said and done, 59,000 square feet of space will be replaced with 1.69 million square feet. As we reported in January, City Market could take 20 years to complete.

Walked by 9th and Figueroa today. The empty hole in the ground which was to become Apex/Concert II is mostly filled in now.

This 4th/Broadway news is huge! I'll take a transformative Broadway development over 3 new South Park towers any day. DTLA's boom and reemergence is meaningless if Broadway remains an abandoned theater flea market. My guess is that a tower likes this never sees the light of day without Bringing Back Broadway. With this tower (hopefully) and the Ace Hotel, we'll have two massive projects anchoring the ends of LA's most neglected street.

Can't wait to see this tower one day along my weekly walk to Bäco.

According to the .pdf file in the article, it looks like the tallest building we'd be looking at is 435 feet. Not bad!

The .pdf also points to something more like a 30 year build out than 20 years, though. These guys are really thinking long-term.

Uh, 20 years for City Market? Yeah, talk about a buzzkill. Although we are talking about a 10-acre site.

This is why you don't get your hopes up until you know more of the details.

One thing that I learned during the last boom was to not get too excited at announcements and especially not ones from people that never built anything before. With things picking up steam we're going to see many projects announced that never end up happening. Maybe mostly do to deals not panning out for one reason or another, but some because they were never serious and the owner is really looking to sell. If we start hearing about architects being hired, plans being filed, etc., then I'll get more excited.

This building at 4th and Broadway is being done by Izak Shomof (sp?) who has done three other buildings in downtown, although they may have been conversions. He's not a total newbie.

I know, but he's never built anything from ground up that I'm aware of. And I don't mean him specifically and I'm not saying that this won't be built. I'm just saying that it's maybe too early to get too excited and that we're going to see lots of announcements like this that go nowhere. Be prepared. When it's big time developers or you start hearing of plans being filed, then it gets a little more interesting.

Spot on. This probably has as much of a chance happening as the Palace & Los Angeles do of being fully restored and turned into real venues. (I WISH!!!!).

What I like to think about is whats going to happen over the next 6 months? Now that 8th/Grand, 8th/Hope, 9th/Olive, have broken ground, what do we have to look forward to that actually has a chance of breaking ground or starting restoration?

That's something that's made me wonder, and given hope to these new projects that have recently been announced, they're all the new wave of development. What has a realistic chance to actually break ground that hasn't already that we know of? Barry Shy will have to wait and we know too little about the tower going up on 4th and Broadway, so my guess would be another phase in the Grand because anything related to the Stadium will be held back a whole year, and nothing else comes to mind

Theres gotta be something...

Chetrit could stop being a bunch of shiteheads and maybe come through on Hotel Clark and Empire Hotel (Trinity Auditorium) suddenly? But ground-up nothing is supposed to break ground this year is there?

I tend to just wait until shovels are in the ground before getting excited about a project. That way I can be pleasantly surprised.

does anybody know anything about this project from laeroc investmens? it sounds like the onni tower. i´m sorry if you guys discussed it earlier in this forum.

^ Yes, that's the Onni Tower at 9th and Olive, though that article offers a little more insight into the set up of the tower. That's a lot of parking for the area, but my guess is that the additional parking is for the Chase Tower next door, which Onni also owns. I just hope they integrate some retail into the Hill street side of the parking garage, which it doesn't appear that they are from the article.
