Truly hope Boujee does not reopen and the site becomes something else.

I don't think the restaurant was profitable to begin with, and with the extent of the fire damage, I don't know how much would be salvageable, IMO. Like you, I hope it doesn't re-open and they develop something else.

So what's the actual risk with these sites? I guess benzene or PAH vapours leaking in through the basement? I would have naively assumed most of the contaminated soil would be excavated as part of just building the thing.

The report said all tests except one for benzene were below thresholds. So i wouldn't be overly concerned about contamination here haulting development. And ya the soil would/could be removed for basement excavation for a building.

Does anyone know if someone other than the City owns the land where St Mary ave was supposed to run?

I saw all the renovations they did, and it looks nice inside. But that spots always been cursed. It's been a couple of different things, I think a bubble tea spot, and at one point a korean restaurant? Not sure what it was before that, but the spot seems cursed. Wish them all the luck, especially with having more residential in the area now.

The soil would go to one of 3 private remediation dumps outside the city limits for treatment.

According to the Free Press article that will be in Friday's print edition the owners are blaming a declining customer base and rising crime in the area for the decision to close.

It was in such a nondescript location id imagine more than half the residence of the exchange didn’t even know it existed.

Unfortunate either way.

Right? Surprised they didn't blame the bike lane while they were at it.

They never advertised very well, and it didn't have quality items. They had that big push saying they were a "grocer" but the few times that I've been in there looking for quick produce as its a walk away from the west exchange, the majority of their items were either rotting or past due. I never went back and I'm sure many others felt the same. They did start selling weed products near the end so I won't be surprised if they end up pivoting and selling those types of products again.

One of co-owners is moving back to Ottawa to resume his former political job according to the article, so I don't think it will reopen unless it finds a new owner group to take over the space.

And then in a year or so it may have to compete with the full service grocery that TNS group keeps saying they want to put in the renovated Portage Place.

8 units in spaceship are on the market, 7 all from 1 realtor that appeared today. $135-$151k, pretty cheap living. Does anyone know are these primarily short term (Air Bnb) rentals or are some owner occupied? seems to me could be a good investment for a rental business.

IMO, would be a good investment if you were to make it an AirBNB. As a yearly rental, or lease, it would be tough because of the homeless issues near by. But then again, you could price it pretty cheap for how cheap these condos are. I'm sure when they built it, the idea was for development to spur and spread out, but that areas been marred with the other issues already mentioned in this thread.
