Another Midtown site foreclosure

Longline Financial bid over $8 million to take back the property covering three-fourths of an acre at 1450 West Peachtree, according to Fulton County property deeds. The site contains "The Thinker" building, so named for its prominent image of Rodin's thinker. The building has served as the headquarters of Mastermind Marketing.

A tower over Winnwood Apartments
Longline was the lender on a $9 million loan that the 17-story project's developer Tenth Street Ventures landed to acquire the site. Both Tenth Street Ventures and Longline did not respond to a request for comment.

In January 2022, Tenth Street Ventures outlined plans to demolish the "Thinker" building and develop a new tower with apartments, short-term rental rooms and coworking space rising 100 feet above Winnwood Apartments. In 2021, the apartments were recognized by the National Register of Historic Places.

Grocery store proposed in Chosewood Park

Branch Properties envisions a grocery store and small shops with retail, restaurants, health care and other services at the northwest corner of Boulevard and Casanova Street, according to public documents obtained by Atlanta Business Chronicle through an open records request. The development would rise beside Empire Zephyr, a collection of townhomes being built between the BeltLine's Southside Trail and Atlanta's federal penitentiary.

The developer is negotiating with Invest Atlanta to overcome a funding gap through tax incentives and grants, according to the documents. A preliminary site plan depicts a 52,800-square-foot grocery store, 27,000 square feet of additional retail space in four buildings and a three-story parking deck. The land eyed for the retail hub is owned by Empire Communities, which is developing the Zephyr project.

A $750,000 Westside Tax Allocation District (TAD) Ascension Fund grant will help finance the construction of a new, mixed-use development in the English Avenue community on Joseph E. Boone Boulevard, developed by the Westside Future Fund.

The property will feature 33 units of multifamily housing and three spaces of commercial retail space – totaling 1,200 square feet – for small neighborhood businesses. The project achieves deep affordability with 20% of units priced at 30% of area median income, while the commercial space will support local, Black-owned businesses with highly visible retail space along Boone Boulevard, adjacent to Kathryn Johnston Memorial Park and Cook Park.

Some updates to the Invest Atlanta plan to convert the office buildings at 2 Peachtree and 14 Marietta st NW next to Five Points MARTA station. Five developers applied and were rated as qualified. To avoid any new parking, Invest Atlanta has executed a Letter of Intent to purchase the mixed-use asset located at 33 Pryor Street, which has 630 existing parking spaces.
Anticipated developer selection is this month.
For timeframe, they say "Invest Atlanta desires to see the project delivered as soon as reasonably possible and is particularly interested in how far the project will have progressed prior to the World Cup in 2026."

Georgia Tech takes step to make campus core car-free, boost parks (Via Urbanize Atlanta)

Following two years of analysis, data collection, and outreach efforts that included town halls, campus tours, surveys, and meetings with neighborhood associations and Atlanta city leadership, Georgia Tech has unveiled the 2023 Comprehensive Campus Plan, outlining a bevy of thought-provoking possibilities for growth and infrastructural retrofitting.

Highlights include the possible removal of the tired, low-rise Peters Parking Deck located just north of Bobby Dodd Stadium for a versatile new greenspace called Peters Park. Another idea calls for permanently reopening the Third Street tunnel.

There's still progress (albeit sloooow progress) on the campanile building at 14th and Peachtree. I noticed they're taking down some concrete on the bottom of the north side of the building. On the south facade, near the top, there are four large platforms sticking out. Are these new? Anybody know if these are just for construction, or are they part of the new design?

They're expanding the base of the building and adding a few floors to the top, so there will be some demo of concrete columns to expose rebar, i assume. Not an expert.

Progress on 2769 Lakewood Ave SW.

"This residential development is located on a 5.32-acre portion of a larger 20.10 parcel (PID #140103LL0529) and proposes connections to the existing Hartland Station Apartments and an existing commercial development. The proposed project will include the construction of two residential buildings (totaling 111 dwelling units)..."

Now that Tech's football season is over (other than the bowl game), work is proceeding with updates to the building on the northeast side of the stadium at Techwood and Bobby Dodd Way. A planning permit was filed.

GEORGIA TECH - STUDENT ATHLETIC PERFORMANCE CENTER
The Georgia Tech SAPC Facility is a proposed multilevel building proposed at the location of the existing Edge Rice building.

The state-of-the-art facility will house areas that most directly impact all of our student-athletes’ performance on a day-to-day basis, including a new weight room and conditioning area, athletic training room and medical support space, mental health services and nutrition support. It will also feature new expanded space specific to our football program, including meeting areas and office space. Additionally, following input from Coach Key, as well as other coaches and constituents, the SAPC will include spaces dedicated to sports science research and data analytics – areas that can be differentiators for us here at Georgia Tech!

As for the timeline, the design phase of the building is now underway. Demolition of the current Edge/Rice building is scheduled to occur following the upcoming football season, with completion of the SAPC targeted for early 2026.

Planning permit filed for 15 townhomes (first phase of a larger development) at 1095 tucker in SW Atlanta. This is a few blocks south of the Beltline, and a few blocks north of Oakland City MARTA station. It's an affordable housing development.

Planning permit filed for a 4-story student housing development near the Ashby MARTA station.

We are excited to present the mixed-use development of 782 Martin Luther King Jr. Drive sitting on only .12 acres located in the Atlanta University Center community. We plan to demolish the existing 1-story structure of approximately ~1,000 square feet to build a 4-story 16,564 SF building programed for local retail and primarily student housing.

Planning permit filed for 10 more townhomes in Summerhill, at 105 Georgia Ave. These are already under construction.

Clark Atlanta University to Construct Three New Buildings

The centerpiece of this project is a state-of-the-art residence hall that will accommodate 400 students. This residence hall will be the first of its kind to be built and owned by Clark Atlanta University since the 1996 construction of Brawley Hall for the Olympic Games.

In addition, CAU will add a second dining hall to the Bumstead/Ware site, enhancing dining options for students. This dining hall will provide a modern and diverse range of culinary choices.

Furthermore, a new student success center will be constructed directly across SNCC Way.

A planning permit was filed today to rezone the Amsterdam Walk site for the Portman development.

The request is to rezone from Community Business District (C-1)/BeltLine and Single Family Residential (R- 4)/BeltLine to Planned Development Mixed Use (PD-MU)/BeltLine. Rezoning the property will accommodate redevelopment with a mixed-use project including an aggregate of 900 multifamily units in three separate buildings, 90,000 square feet of commercial uses, and 400,000 square feet of office space. C-1 & R-4 / Beltline to PD-MU/Beltline.

Is Portman moving fast on this project in particular? They have a lot of irons in the fire right now with the Irwin st phase II, Ponce project and this one. But it seems like they are chugging along on this one in particular.

Seems like it. They've done community input and are now starting permitting. Full steam ahead!

It's understandable that they're pushing forward considering that it's such a prime location and what appears to be a fantastic project. But its still a long way from moving dirt.
