I was at the new Earls a few months ago. Beauty of a space. We need more of these kinds of spaces in the city.

What is the issue with this build? How hard is it to finish a few fins and lights ???? I think they built it faster then it's taken for them to finish the south fin. It's unreal.

I guess they think no one looks up at this unfinished building.

Then there is Wawanesa and it's built in a year literally. I honestly don't know any other tower in this city that didn't finish the outside first so it at least looks done. Heck even Kimmy in North Korea put some glass and finished his eyesore tower lol.


I will though give some credit. The white lights all over that are on now and then look really cool. I just hope it doesn't end up like the Marlborough reno with the white light bars that are half burnt out now lol.

I hope the Hat or whatever you call it at the top is going to be well lit up ?

Marwest Construction. Most incompetent builder I’ve ever worked with on a site. That has a large part to play. Also many of the subs were extremely inexperienced building this size of project and that caused major bottlenecks in the schedule. Also pandemic supply issues dogged the process enough in the beginning to really slow down the whole process. Also a major upheaval at ARTIS mid-build. Also heard from many supervisors Marwest was massively behind paying subcontractors and most of them are running complete barebones crews because of this. And on and on.

the new, oversized french bulldog sculpture in the lobby is a nice touch.. i think there's a squirrel going somewhere as well. check their insta account for a pic.

I was walking thru the main level this week and noticed that a business that was to go in a CRU to the north of OEB has had a legal notice from Marwest on their door saying their lease is terminated.

This was even before they started to do the renovations of the location. From what I gathered it was going to be some sort of hair salon.

Is this building fully leased with both residential and commercial tenants?

appears the south side "fin" has work done on it recently. the final 5-6 stories were steel framed but that was it, it's now got the blue skin membrane on it

LOL I'm serious it looks abandoned. No lights at night, just a black building. Earls restaurant is the only sign of life around there.

IIRC the lower half of residential is either fitted out or in the process of. The top half is not.

Website says they are pre-leasing.

word on the street is that they will be transitioning several floors to be some kind of affordable housing.

Interesting. There are pages in this thread debating whether the market existed for a building like this in Winnipeg. I wonder if the transition to affordable housing is due to a softer than expected demand for these types of units in Winnipeg.

It will probably be the two suites on the north side of the building, centre of the footprint, they called them G and H suites during the build. They’re the smallest with the least features.

I would imagine that the pandemic has had a pretty heavy impact on the marketability of those suites. Let's face it, that probably wasn't really the most enticing spot even in pre-pandemic downtown Winnipeg (next to Main Street which is a busy stroad even downtown, in an office-heavy area with nothing to liven up the streets after hours until you walk a couple blocks in any direction). In post-pandemic Winnipeg it is even less enticing. For most people who don't work right at the corner, the tower is a bit of a fortress that you move into in spite of the location, not because of it.

The developers kind of got bit by the glacial pace at which this project moved. They announced this thing in March 2016... if they had wrapped up it within 3 years I'm sure that leasing rates would have been much higher.

"affordable housing" at the former Bay site and "Affordable housing" at 300 Main will be drastically different clientale. Google affordable housing canada and you will see the true definition is all over the place. If you spend less than 30% income then it's affordable. So if you make $15000 yr and spend $375 month then that meets definiton but so does making $150000 yr and spending $3750 month.

affordabe housing means 1100 a month rents i would think

but a major componit for this push i bet is the city has been doing weird tax hikes dt so this could be a push to combat this
