A couple of more infill projects coming to Central Phoenix...not sure if both are completely new/haven't been announced yet?

Scottsdale-based Deco Communities has $200 million worth of new infill condominium developments underway or in the works in Old Town and central Phoenix. That includes a new Phoenix project on Central Avenue near Thomas Road.

Deco has broken ground on a new $47 million luxury condo development called the Envy Residences. Deco is building 89 condo units. They will price between $350,000 to more than $1 million.

The Envy project is located near Camelback Road and 75th Street in Old Town.

“With the development of Envy Residences, we are introducing a new kind of high-end living experience to the Valley, and buying activity has been robust,” said Rob Lyles, developer with Deco Communities. “Luxury condominium buyers tend to be sophisticated in their purchasing decisions as it relates to architecture, interior design, premium amenities and lifestyle offerings.”

Deco — which specializes in infill multifamily apartments and condos — is moving more into the condo segment.

It also has plans for another $42 million Scottsdale development called Inspire on Earll.

That project is located near Scottsdale Road and Earll Drive in Old Town. Prices start at $299,000 for that project.

Deco also is working on a $22 million Edison Midtown project on Central Avenue across from Park Central Mall.

The development firm also has plans for a new project near Central and Thomas but is not yet releasing details on that.

The four projects will total $200 million, according to Deco officials.

It sounds like they are moving forward so that's good. I wish they had renderings.

I don't believe the midtown project at thomas and central had been announced before.

I live right there. I don't see any dirt moving around Park Central. Does anyone know the exact address or land they are building on?

that website is so hilariously awful. It's like someone's out of touch uncle was trying to design a website to appeal to his niece and her millennial friends. Yikes.

From the website: 3131 N Central

That's on the east side of Central. I think it's the vacant lot just south of Monterey Way.

Thanks, sorry I missed that.

Oh wow! That's right next to my building almost. Not sure my neighbors on the South side will appreciate that, but I'm all for it!

I don't imagine this being more than 5-8 stories though so it shouldn't block too many view for them. Great to see development on that lot. I keep hoping and waiting for an announcement regarding the redevelopment of Park Central Mall.

I could see some mixed use with the existing retail, moving it closer to the street and adding residential. Maybe even a small movie theater.

Nice find. Thanks for posting it. I think it looks good and is a fine height. Higher high rises aren't really feasible at this time in that location.

I agree. Unlike many others here who want Central to be lined with towers, I think these dense 6-7 story projects are great. Dare I say lots to like about midtown lately.

Looks like the restaurant next to Durant's is adding a new patio, the bike share is great, Viad Tower has been rebranded, the apartment project between Indian School and Camelback is moving along and now these two proposals.

I know they are baby steps, but I think momentum is building. Great stuff downtown and in Tempe.

I am just going to say it guys, I think we are near 2007 levels of urban development and it's really fun to watch.

Weird. The marquis in the rendering is 2348 Central which is at Central and Lewis. The website indicates that this is going to be constructed at Central and Monterey. I know there was talk of a midrise going in on the SW corner of Central and Lewis some time ago.

Okay, so I have a suspicion about this that would jive with your observation. As little as 3 months ago there was still a fore sale sign on the abandoned parking lot at central and Monterey. Then I noticed one day the sign was gone. I assumed they pulled the property from the market, but as you say the rendering has a different address. This makes me think they just recently purchased this land and have actually moved The Edison from its original planned location.

There are currently no signs or fences or any work done yet on the new location.

Interesting. I wonder if the rendering is still valid then? The orientation of the building will obviously be altered but I wonder if the height or design has changed as well? As you said, there hasn't been any sign of any work being done, so I guess we'll just have to wait to see if this even comes to fruition.

The website says, "Seven story, elevator access building" so I'm hoping the design from http://decocommunities.com/?ublalfieportfolio=edison is still basically what they're going for. Love the amount of outdoor space for the units, and this kind of density seems realistic for the area. Hope to see more proposals like this for midtown

There has been so much infill development (and proposals). There is definitely something different about this building cycle than the last one. Developers are finally getting that younger folks want to live, work and play in urban environments (even though the desire has been there for years). Much of this infill development with apartments and restaurants will add a great deal to the street feel of this city. Very excited and proud....more please...

Well stated. Couldn't agree more.
FWIW, Denver has had a ton of 4/5/6 story construction. Infill rocks.

One theory I've wondered about is that as other cities reach new supply equilibrium if more won't snoop around downtown Phoenix.

I read that as 2345 and thought it was just a "placeholder" number. So much for my eyes.
