Doesn't seem worth the cost of conversion. They'd be better off dumping money into making it a bunch of small suite offices to attract law firms, real estate, insurance agents, personal finance guys, doctors offices etc.

That's my take at least converting to residential type ureses seems a lot harder than peopel realize, like you need to change the plumbing and stuff.

Not sure about that, while they don't have a luxury brand here, Marriott has 6 of their brands in downtown: Sheraton (largest hotel), Renaissance, AC Hotel, Courtyard/Residence Inn combo, and Moxy.

Hilton is second with 3: Hilton Garden Inn, Hampton Inn, Home2 Suites
Hyatt ties IHG with 2: Hyatt Regency and Hyatt Place, and Palomar and Westin respectively.

Not saying it's impossible, just seems they already dominate downtown.

Westin is part of Marriott.

I wouldn’t be surprised if Hilton becomes the next big box hotel downtown.

There was talk of the Fairmont but that appears dead.

I doubt we get a luxury hotel downtown anytime soon: Ritz, Fairmont, Edition, Waldorf, Conrad, Park or Grand Hyatt. There's just not enough destination factor or views compared to other parts of town.

Remember that there will likely be a flagship hotel coming with the south convention center project - whenever that happens. That might be our best chance at a flagship Hilton or similar.

Well, there's a Pre-app just submitted for this - 2504104 - described as "Project Griffin" and a ADAPTIVE RE-USE PROJECT FOR A CURRENT OFFICE USE BUILDING TO BE CONVERTED TO FIVE STAR LUXURY HOTEL,...THE 20 STORY EXISTING TOWER WILL BE ADAPTED TO INCLUDE OVER 300 ROOMS, AND AMENITIES AT THE GROUND LEVEL & SITE.

I heard it would be an urban JW Marriott but rumblings about possibly an Omni as well. I am not familiar w/ any 5-star Omni hotels so I'm leaning towards it being a J-Dub.

Do we have any knowledge of whether this will be a full interior/exterior renovation or just interior? It would be cool to see a more modern facade on the exterior as well.

The I thought both towers were quite full? I would rather we get a new hotel tower maybe at the corner of 5th and Van Buren

That seems odd to get our third JW property in the city of Phoenix. I would think a W or EDITION or Meridien is ore likely.

Unfortunately, I do not know the extent of the renovation but I do agree a new exterior facade would be nice.

That's where PALMtower currently is. Did you mean SWC of 5th St and Fillmore? I remember that parcel (N of the garage) being up for sale at some point. Once that parcel gets developed and the ASU Medical School goes up, that's going to to be a pretty cool looking intersection.

Also, I'm still surprised future plans for the AMC Theatre have not been announced yet.

There's a sign at Arizona Center now listing Chula Seafood as "coming soon." If this happens, it will be a great step forward.

Wow that's pretty awesome!

Again, that AMC Theatre needs to go through a pretty intense remodel or they should just sell it off so those parcels can get redeveloped.

So true. I saw a movie there this past weekend, and the shabby, mostly empty theater was a reminder of how dated the design is. Downtown Phoenix can support a multiplex, but it needs to be smaller (maybe 12 screens instead of 24) with a multi-story layout and modern amenities. The AMC theater opened in the '90s and has not been updated in three decades. My ideal scenario is for it to be demolished and replaced with something better operated by Harkins. Unfortunately, that company, despite being the local hero, has shown little interest in urban locations.

Where is Chula Seafood going? I just walked through there and didn’t see that anywhere. Although I saw a new Chik Chef spot, that women opens and closes places faster than the months change! Also saw a clothing store opening soon! Looks like probably one of those fancy ones with four shirts,lol.

The signs says suite 1180. I think that's somewhere between Omoide and the AMC theater. I haven't seen any signs of construction yet, so it may be a while, assuming the sign isn't just vaporware. Speaking of vaporware, you're absolutely right about Chic Chef. She has had more grand openings / grand closings in the past few years than I can keep track of.

I think Suite 1180 is where the old Canyon Cafe was. that's a big space at over 6K sq feet.

That's a big space. I wonder if they're going in a more full service direction than their other locations. I know the Uptown one recently added a bar.

Edit: I walked by the space during lunch today, and I see very early signs of renovation. It's mostly boxes of fixtures and supplies waiting to be unpacked. There's definitely something happening in suite 1180, but it looks a like a minimum of several months until the space will be ready. Coyote Cafe (aka Sam's Cafe) was there for three decades, so everything probably needs to be updated.

Very cool, hopefully we see that old Corner Bakery spot fill up soon too! AZ Center seems to have a bit of momentum! The Steak House should be a game changer!

I think the AZ center is deeply underperforming and has for a while, it made sense some years ago when the downtown population was nothing but its blocks form ASU, has hotels literally on top of itself, a major corporate HQ ion its campus and is an easy block north of the convention center.

How its not full of generic but popular chain brands I do not understand.
