No. 174 will have five apartments distributed across 8,640 square feet of residential space. Next door at 170, there will be 10 apartments on 14,130 square feet, according to permits.

Salamon Engineering is the applicant of record for both buildings, and the owner is an LLC who picked up the three vacant lots for a combined $3,700,000 in 2013, as previously reported. Behind the fence, excavation is under way, and you can see a photo after the jump.

Project: Governors Island Man Made Hills and Slopes

That architect is a retard. All that glass on the upper floors but a blank wall on the ground floor, where there should be glass instead.

Yeah, that blank wall is terrible now that you mention it. I think they need to change a couple of things on this building.

Hudson Companies just sent us this new rendering (above and below) for the 170-unit building they are planning at the corner of Nostrand and Clarkson avenues in East Flatbush. The architect for 1295 Nostrand Avenue, also known as 310 Clarkson, is Jonathan Kirschenfeld, of Floating Pool fame.

The parcel down the street Hudson just closed on (see our 9:30 am post today) will be a separate building. That one will have about 250 apartments, and the architect will be CetraRuddy, a Hudson exec told us.

Both buildings will have retail on the ground floor. The first project will break ground before the end of the spring. The project down the block at 318-350 Clarkson Avenue will break ground in 2016, Hudson told us. Both deals were brokered by CPEX, incidentally.

We think the design for 1295 Nostrand/310 Clarkson is one of the most attractive for a new building in Brooklyn we’ve seen in years. Sure, it’s a big apartment building and not row houses, but there are lots of apartment buildings out here already. The brick and windows should fit in nicely with the area, and we like the stores at ground level.

The nationally renowned hospital, located next to the FDR Drive and East 70th Street, is seeking a special permit from the city that will allow it to expand the west wing of its main hospital building so that it can fit more operating rooms, examination rooms and offices, according to a Land Use Review application filed with City Planning on March 16.

As it is, the hospital is expected to be at capacity within the next two years, but the special permit would let it build an extra 8,000 square feet.

“HSS is a teaching hospital recognized throughout the world as one of the leading institutions in both orthopedic and rheumatologic research and care. Because of its renown and success in treatment, HSS has faced nearly continuous demand for additional facilities,” the plan says.

“In order to accommodate present demand and maintain its ability to recruit the most qualified physicians, HSS needs to continue to grow both in terms of its staff and in terms of its physical plant.”

In the last decade, the number of procedures done at the hospital has increased by 77 percent, and the staff has increased by 95 percent, according to the plan.

The expansion of the west wing would start on the third floor and extend up four floors — meaning it will hover over East 70th Street, the plan says.

New seven-story, 75-unit Williamsburg project planned for 94 North 3rd Street

A seven-story, 75-unit development is brewing at 94 North 3rd Street in Williamsburg, courtesy of Hudson Companies.

The block-through, mixed-use development will consist of two connected buildings fronting North 3rd Street and Metropolitan Avenue, with a landscaped courtyard in between, according to Hudson’s website. Located between Berry Street and Wythe Avenue, the units will be a mix of studios, one-bedrooms and two-bedroom apartments, with 20 percent of the residences reserved for affordable housing. Select homes will feature private terraces.

Permits were filed in September 2014 for a new 70-foot-tall building, with Marvel Architects as the architect of record, YIMBY reported. There would be 14,652 square feet of ground-floor commercial space and 58,588 square feet of residential. The Schedule A filing indicates a “North Wing” and “South Wing” for the project.

Although the complex is still in the planning stages, the facade will tentatively have cement-panel and brick, with exposed steel at the retail level as a nod to the neighborhood’s industrial history.

Amenities will include a doorman, concierge service, gym, lounge, underground parking, bike storage and private storage. Residences will also have access to common terrace space “equipped with gas grills and tables for dining.”

The new development would rise on several combined lots (see screenshot above), replacing several warehouses on the block. Demolition permits were filed in February for one-story structures at 84 North 3rd and 92 North 3rd. Also due for destruction are 113 Metropolitan Avenue and 117 Metropolitan Avenue, with permits filed in early March, Bedford + Bowery reported. 113 Metropolitan was home to motorcycle garage and storage facility Motorgrrl, which caters to female riders. Motorgrrl owner Valerie Figarella told B+B that her landlord, Anthony Tristani, had other plans for the garage (Motorgrrl has since moved to 42 Dobbins Street in Greenpoint).

The Henry Apartments, a huge affordable and supportive housing complex in Ocean Hill, has officially kicked off construction at 1696-1712 Broadway. City officials and pols such as Deputy Borough President Diana Reyna and local City Council Member Darlene Mealy were on hand for the groundbreaking ceremony, which took place Friday, March 20, a spokesperson for the project let us know. Workers have been putting up a construction fence around the very large site for several weeks, and when we peeked through yesterday we could see the ground had been cleared and a hole had appeared close to the corner of Broadway and Rockaway. The site runs along Broadway between Rockaway and Decatur. Years ago there were apartments and stores here, but the property has been an empty lot for decades.

The two six-story buildings going up here and across the street at 1674-1684 Broadway will have a total of 134 affordable apartments as well as shops and supportive services. The developers are SUS and Alembic Community Development.

Another apartment building is going up near Saratoga Park in the eastern part of Bed Stuy. This one, at 92 Howard Avenue, is not actually facing the park but is about halfway down the next block. It will have five units, according to the new-building permit, and a modern look with balconies.

The rendering shows a mix of red and gray brick, the latter on what is presumably the rear elevation. Other materials are unspecified but might be metal and gray stucco.

A look through the construction fence revealed side walls and one floor have gone up so far. The lot is 25 feet wide and 100 feet deep. It last changed hands in 2014 for $455,000.

After emerging on the right side of earlier financial troubles, the swath of land on North 9th Street between Roebling Street and Driggs Avenue will soon be under-used no more. The development at 212 North 9th Street has fallen somewhat under the radar (after all, the new building permit was approved back in 2008), but a tipster sent in construction photos showing that the seven-story, 33-unit building is almost done. Designed by the ubiquitous Karl Fischer (because of course it is) and developed by the Meshberg Group, which has a description of the project on its website, the building is constructed of black brick, black granite, and white metal windows. The building will have a roof deck. Construction was slated to be complete in early 2015—so it's a bit behind schedule, but not by much. It'll likely be ready for renters in a few months.
