Mixed-use project in Bouldin Creek clears final hurdle

The Board of Adjustment granted a height increase March 13 that will allow a mixed-use project in the Bouldin Creek neighborhood to move forward.

Plans for the Copeland at 1000 S. First St. include two condominium buildings with a total of 120 units, a 95-room hotel and 65,000 square feet of offices, all with underground parking, as well as retail space, parkland and a row of townhomes.

To make the project viable, developer StoryBuilt requested a variance to compatibility, a rule that limits the height of buildings near single-family homes. Land use attorney Michael Whellan argued that the site is so constrained by rules governing heritage trees and water quality protection that it isn’t feasible to develop without additional height – a hardship he argued meets the Board of Adjustment’s legal standard for a variance.

Whellan also said the project has support from the Bouldin Creek Neighborhood Association. “The applicant worked with the neighborhood for over three years to develop a consensus plan, including support for this variance,” he said.

The compatibility variance allows buildings up to 65 feet tall, or four to five stories. Without the variance, buildings could only be that tall on about half the site.

St. Elmo Residential Project Seeks New Heights in South Austin

The site’s owners at Leifer Properties submitted an application earlier this month seeking to amend a Planned Development Agreement approved for the property under a different owner back in 2019, looking to raise the tract’s permitted residential density from 400 to 600 units, and increase the maximum height of development from 85 feet to 125 feet. That new maximum height would translate to a residential building rising from 10 to 12 floors, also containing 12,850 square feet of ground-level retail along with a 5,356-square-foot brewery, according to current planning documents. While the application for the amendment is currently pending with the city, it hasn’t yet appeared on the Planning Commission’s upcoming agenda.

I pass that HEB every day that I drive to work. The size of the site and the two cranes make it look like a really significant project. But yet it's just a grocery store - albeit one of the nicest ones in the City when it's completed.

So, as I had suspected, the demolition of the Barton Springs Road McDonald's is not due to it being redeveloped. They're renovating it like they've done for several other of their stores.

It's probably going to be turned into one of those where you order from an app or touch screen and they don't have a cashier. The newer ones also have TERRIBLE pedestrian interaction so the building is pretty muhc designed for drive thru and the pedestrian entrance is a tiny little side door. Pretty awful design trends lately in McDonalds.

Nice! Gained 2 more floors and more outdoor terraces! Confused as to why it still says 5 floors on their website though? when the revised rendering shows 7. Maybe this is an old render?

The rendering is new. Not sure why they didn’t update the information section but it has grown since then.

The property next to our lot on South Congress sold and is now getting rezoned to CS-V (multi-family).

Not sure if this helps or hurts us. My first reaction is that it really hurts us. Our little parcel is useless on its own. We'd have to have the attorney in front of us on S. Congress sell at the same time, I think. I was hoping whomever bought this big lot would have contacted us, too.

Old Manchaca Rd with 3000 apartments?? From the guy who bought my parents house in 2015:
