HBC would have had more leverage at Oakridge to screw up the whole project -
Just look at how Ivanhoe Cambrdige scaled back its original plans after announcing it "discovered" an aquifer and couldn't come to terms with HBC.

My guess is that if HBC didn't agree, the whole concept would go back to the drawing board..
It's certainly fun to watch. What I'd love to know more about is how/why IC could not crack the nut, as it has vastly more retail experience and landlord/tenant relations than Quadreal does. Not a knock against Quadreal. Far from it. It's just interesting to see that IC, the far more experienced mall retailer, walked away from the project.

Thanks OD, I can't remember if Target bought the Zellers lease from HBC at Oakridge and if they sold/gave it back to IC when they left the country.

It would def make sense if HBC kept the Target lease for Oakridge, since the Bay and Target was all one piece of Woodwards, that gave them more leverage.

Safeway didn't inherit the same lease conditions from the old Woodwards FF>?

Yeah, interesting that IC couldn't come to terms with HBC - but maybe it was the risk of expanding "bricks and mortar" retail in a climate that a few years ago was maybe more doom and gloom than today?

WRT Target, I don't ever recall a Target being officially announced for Oakridge (in the existing premises) - which makes me think that HBC kept the Zellers portion of the lease in its hand for negotiations.

Yeah, you'd think that Safeway would have inherited the same lease terms, but maybe placement I the mall isn't as important for a grocery store - as it is now, there's only a minor entrance from the mall to the Safeway, isn't there?

Clam, why are you asking about sales start in every single thread? Are you genuinely interested or just spamming? This is not a real estate market forum, although sometimes the topic is touched upon.

Here are some photos of the balcony 'pods'

From my understanding, one can experience them at the "unwinded" exhibition inside the old Zellers location in Oakridge.

Westbank always spends so much on marketing there projects. I just hope the build quality gets better and a lot of the new projects like Oakridge and the interior of Vancouver House turn out better than Telus Gardens build quality.

They spend a lot on people who don't know their grammar.

"The Sanctuary's at Oakridge" - that's the possessive - so the Sanctuary's [balconies] at Oakridge?

or do they mean:

"The Sanctuaries at Oakridge"?

BRUTAL!
Are you willing to give $1 million plus (for a condo unit) to stupid people?

But they do look cool individually.

To be fair... that could just be someone's Instagram story and not the official Westbank account.

Wouldn't the obvious answer be a contraction?

"The Sanctuary is at Oakridge"

That doesn't quite make sense either.

"Sanctuary's" is capitalized.
The "is" might make sense if "sanctuary" is used in a generic descriptive sense "find sanctuary at ..."
But "is" is a bit redundant if you are promoting a named building.

You'd typcally say: The Arc at Concord Pacific Place
not: The Arc is at Concord Pacific Place

But then there's no double entendre.

Both the name of the building and the lifestyle could be communicated.

Perhaps "Sanctuary" refers to that one balcony? Sounds perfectly in-character for many real estate marketers these days.
