City of Atlanta Selects Savi Provisions LLC for Grant Park Gateway Retail Space

After a thorough evaluation, the City of Atlanta is excited to announce that Savi Provisions LLC has been selected to lease the retail space at the Grant Park Gateway.

New zoning in Midtown requires new restaurants to provide outdoor dining along most streets. Patio spaces are allowed to encroach up to 2 feet onto the sidewalk right-of-way, or 3 feet on Peachtree street.

For now, the old Skate Escape building will be a coffee shop.

A new, scaled-back vision has emerged for a Midtown corner that was once home to Atlanta’s oldest skate shop.
The former Skate Escape building near Piedmont Park will be rehabbed into a coffee shop called Old Sol.
It’s the latest plan for the project called 12th & Everything, which was first announced for the property in 2022.
Previous designs had also included a two-story restaurant and retail space for Skate Escape, which ended up closing for good last year.
Danielle Glasky, 12th & Everything's general manager, said the team looked at what it had, “a beautiful 100-year-old filling station,” and decided to transform it into the coffee shop and abandon the other ideas for now.
At one time, the owner of Atlanta barbecue restaurant Das BBQ considered the project for a new concept, but that deal never came together.
“It’s been an interesting time for food and beverage owners to be operating in the city,” Glasky said in an interview. “Coming out of Covid, we’ve seen a lot of our beloved, fellow restaurants have to close their doors.”
The team filed an application for the renovation last week. It is also working with a new architect, DeCarlo Hawker Architects.
The project will bring electric vehicle charging stations and solar panels to the property. Cherry Street Energy is developing the clean energy solutions for the site, Glasky said.
A team of partners led by Cherry Street Energy CEO Michael Chanin had paid $2.65 million for the property in December 2020, according to property records.
“A big element of it is leaning into renewable energy,” Glasky said. “It is a place where you can come and spend time and recharge.”
There's no definitive timeline to open the coffee shop, but the hope is it launches next year, she said.
Glasky is a veteran of Atlanta's coffee scene, having worked at Octane Coffee and Spiller Park Coffee, Atlanta Business Chronicle previously reported. She also founded Tic Tac Coffee, a pop-up coffee truck, and Bat, Bat Soda, a company that makes canned, bubbly coffee and tea drinks.

Torchy’s Tacos opening Aug 23 in West Midtown

This will be the 126th location nationwide for Torchy’s Tacos. The fast-casual concept first began in Austin, Texas.

"There aren’t that many people who think intentionally about real estate and creating great environments, [but] North American is one of those companies," said Matt Bronfman, principal and CEO of Jamestown. “They have more suburban expertise in that space. We have more urban expertise."

Lee + White food hall updates (West End / Beltline)

Atlanta Golf & Social announced plans in late July to open a 3,767-square-foot experiential sports venue in Lee + White’s food hall portion by the end of 2024, joining that company’s flagship location in downtown Chamblee.

The former Caravaca Market space at Peachtree and 5th, which has been empty for years, just had a planning permit filed for a dentist office.

"Demolition of existing commercial interior space. Formerly a restaurant would like to do a conversion to Dental. Entire space to demolished and new build-out."

Glad something is going there, but a dentist office will just keep that area a dead zone.

Exciting news!

A new Savi Provisions is opening downtown according to this release. Anyone else thinking it goes into the Olympia Building in the former space of Walgreens? The release states the downtown location would be a sublease under an existing tenant, which matches up well with this space. If so, I think this would be an upgrade over Walgreens for sure.

That is cool! At the risk of exaggerating, I think Savi is probably an upgrade over literally any existing retail in downtown Atlanta right now. Hopefully they can make it work.

Biz chronicle confirms it's the former Walgreens space. This is a big win for DT imho.

I wonder if it has to do with the terrible traffic on the weekends. This is another reason why we need transit on that side of town. Parking is a nightmare, too. I feel like these factors contribute to the success or lack thereof of any business. People don't want to deal with terrible traffic, long waits and the struggle of finding parking.

Most of these restaurants aren't the high end/destination restaurants, but convenience/midrange sorts of places. West side just isn't that convenient or appealing--who would rather go to Howell Mill to have Superica than Krog Street Market and the eastside Beltline? Especially when traffic/parking annoyance is just as bad if not worse on the west side.

West side needs about 5x more residents to sustain these sorts of restaurants, but doing so would make traffic even more unbearable. Not sure what the path forward is to be honest.

Planning permit filed to remodel the Krystal at 626 14th st NW into a Raising Cane's.

Raising Cane's that presents a conceptual unified development plan to redevelop the site with a new restaurant, by retaining and remodeling the existing building and drive-thru. The remodeled building is anticipated to measure approximately 2300 sq ft, and it will also feature the existing drive-thru facility.

I was hoping that all of those suburban fast food restaurants would be replaced with something better.
