Archetype had those "creative industrial" units on both sides but not sure if the people going into those units will be more on the light industrial side.

I think this is new, a new proposal by Omni.
375 East 1st Ave

Quote:
Taller hotel and condo towers proposed for Vancouver's False Creek Flats

The initial rezoning and development permit secured by Vancouver-based Onni Group in 2017, and revised in 2019, was for four buildings: two 13- and 15-storey live-work buildings with 220 units, a 15-storey hotel with 199 rooms, and a seven-storey office building. Construction and excavation for underground parking got underway, but came to a stop. . . .

Onni is now proposing a transit-oriented project with buildings that are taller and have more of a mix of residential units. The rezoning application is for 639 strata units, 485 rental units and 32 social housing units.

It is seeking to build three 35-storey mixed use buildings and one 40-storey building that will be on the southeast corner, closest to the SkyTrain station being built adjacent to the university. The project would include 225 hotel rooms, as well as office and retail space. The four buildings will each sit on a corner of the site and share a six-storey podium.

455-565 GNW had a rezoning resubmission a few months ago. Residential unit count, density, and building height have slightly increased while all units are now market rental.
The design is unfortunately the biggest change.

I know the main rendering for the previous proposal looked very metallic/bronze but I was looking at the other detailed renders and the design did look pretty pedestrian so who knows until we get some more renders.

It sort of looks like the 2024 open house flythrough rendering they shared

I appreciated the irregular tower floor plates referencing the tunnel below of the earlier designs including that from 2024. Now we just have two generic square towers.

It's a rezoning, showing less architecture is in the best interest of the applicant.

I'll reserve judgement until the DP drawings come out.

They applied for a BP at the end of 2025 for building improvements on the existing building to remove nonload bearing interior walls

Just noticed Avison Young featured that VCC redevelopment planning work that was posted on here a year (?) ago

Quote:
In the heart of Vancouver’s urban Broadway corridor, a transformation is underway – one that blends education, housing, culture, and community into a single, visionary redevelopment. At the center of it all is Vancouver Community College (VCC), a public post-secondary education institution with deep roots in the city and a bold plan for the future.

The challenge?

Faced with aging infrastructure and growing academic needs, VCC found itself at a crossroads: how to modernize its campus while remaining financially sustainable and responsive to the community around it. That’s where the collaboration began, with a multidisciplinary team led by Urban Strategies Inc. along with Avison Young and Francl Architecture. Avison Young Consulting’s role was to take the overall vision for the built form, and blend market and financial realities to make the project feasible and scalable.

Quote:
Through detailed real estate assessments, capital planning, and development feasibility studies, the team helped VCC envision a campus that would:

Deliver 264,824 square feet of new academic space
Integrate seven residential towers with 1,800 housing units, including affordable housing
Include retail and commercial spaces to activate the streetscape; and
Reflect Indigenous values through a cultural ribbon that traces the historic path of China Creek.

Quote:
With the planning phase complete, VCC is now preparing to submit a full plan to the City of Vancouver for approval along with a business case to the Province of British Columbia for funding. The College has already re-engaged the Avison Young-led team for the next phase – proof of a successful partnership and a shared commitment to bringing this vision to life.

Vancouver lists transit-oriented development site on open market

The City of Vancouver is looking to sell 1802 Thornton St., a 21,097-square-foot development site near the Emily Carr University of Art + Design campus, Western Investor has learned.

The property is listed with Mario Negris and Martin Moriarty of Marcus & Millichap alongside Vincent Minichiello of CBRE. The listing does not identify the vendor, but the property is owned by the City of Vancouver under the Property Endowment Fund (PEF).

The land is currently vacant. Immediately to the south, PCI Developments is developing twin 35-storey rental buildings, a 20-storey office building, and a retail building that will be integrated with the Great Northern Way-Emily Carr Station currently being constructed as part of the Broadway Subway Project. Immediately to the west, Onni Group is developing four mixed-use towers up to 40 storeys.

“The site was provided to the Province’s Broadway Subway Project for temporary use as a construction staging area,” the city said in a statement to Western Investor. “Once the project is complete, the site will no longer be needed for that purpose. As part of standard portfolio management, the City reviews properties in the PEF to determine whether they continue to serve a strategic purpose. City staff assessed 1802 Thornton Street and determined that – once the staging needs are complete – it will be surplus to the City’s requirements. As a result, the decision was made to market the site for sale.”
