That Cambria Suites is actually pretty nice, I'd love to trade a few of the hotels downtown for something that looks like that.

In any case, it will be a nice addition to that area of STMC.

New York state-based company plans to build 2,000 homes and commercial development on the far west side.



Kalikow Group putting down stakes San Antonio’s ‘Donut Hole’

The Kalikow Group has set its sights on San Antonio for one of its latest real estate developments.

Under the entity name KEP Luckey Ranch Global LP, The Kalikow Group has entered into a joint venture to develop 610 acres of land along Loop 1604 and U.S. Highway 90 — on the city’s far West Side. The joint venture will be known as Luckey Ranch Global Associates.

The area has become known as the Donut Hole — a phrase coined by Dallas-based developer Chip Field, who has been active in this area of the city since 2004.

Field calls this area in far West San Antonio the Donut Hole because there is a huge demographic demand but limited supply of available land. In other words, all the desirable land is boxed in by various barriers to development on all sides, he has said.

Plans for the Luckey Ranch Global site call for upwards of 2,000 single-family homes, as well as commercial development.

The Kalikow Group is family owned real estate development, investment and management company based in Westbury, N.Y. The KEP division of the firm serves as a private source of joint venture equity funding for middle-market real estate developers.

Nice hotel. Wish it could be a taller midrise hotel but anything is better than an empty lot.

It was inevitable. Too bad. In some ways, I see the Far West Side development as worse than North Side sprawl. The infrastructure and employment centers just don't exist yet to support those populations and this only means we will have 2000 homes worth of additional cross-town commuters.

Although there are a lot of employment centers around the general area, I do agree with Kyle that the far west sides has become worse than the north side in terms of sprawl. It's ridiculously gross.

it is the only employment center.

and even it is sprawling. for example, data centers are massive and have minimal employees (not that the whole area is data centers but it makes my point)...

the area between 410 and 1604 is a virtual DMZ. schools, churches, retail, and a TON of rooftops.

I agree with both, though isn't this how Stone Oak grew? Churches, Schools and rooftops before the business/medical sector moved in.

Also, West Pointe will do a lot to add another employment center when it's developed.

That too.

It currently has 15,000 employees and the new Cyber Defense Command HQ will be located at The Port. That's 400 employees making $70,000-$75,000 a year.

Even with the employment opportunities available in the Far West submarket, the next big area for suburban housing development would just about have to be Far South, with access to Pt. SA being nearly as good, the construction of TAMU-SA, a multi-modal freight hub, and what I'd imagine are still relatively reasonable land prices with fewer restrictions for building.

More building going on out 281. They just keep going further north and the RE agents just keep telling them traffic will be OK.

if it takes 30 minutes to get there from potranco outside of 1604, then (while better than driving to san pedro/410) it is still a disaster of urban planning.

You're right. I'm hardly ever in that area and I;ve never made the commute from the "donut hole" to Port SA so in my head I thought it was a simnply commute. Lol

I was reading that earlier today, and its completely ridiculous. I will never understand that, because that super street is stupid, aren't there still going to be stop lights there?

Isn't this development at 90/1604? Port San Antonio is about 10 miles from there.

He was speaking of the general far west side of the city which includes West Creek, Red Bird Ranch, Stevens Ranch, etc.

Speaking of North of 1604/281 growth. It's going to continue so complaining about it isn't going to do anyone any good. Right now what needs to happen is for people to come up with realistic and logical solutions to the traffic problems. Maybe get the developers of the thousands of area subdivisions to put money into a fund that the city or county could then match so that 281 north of Sonterra could finally be a freeway. I don't know, maybe that's asking too much.

I mean, there has to be some way to get 281 expanded without tolling it. Lets face it, that's all the anti-toll people care about, is it not being tolled, all the environmental BS is just that, BS. They'd have no problem to a 10 lane super freeway being built if it weren't tolled.
