My apologies!

I want to apologize. I like the project and I want to see it completed and yet I criticize the nuances of the design? I'm sorry; I was trained to examine the details.

Your input is as valid as anyone elses, mechanico. You are new to the forums and simply want to contribute as well. We are all good folks here but some of us old-timers have been around the horn a gazillion times on this subject. The "they're-gonna-get-built-they're-not-gonna-get-built" arguments have been plentiful and unfortunately can cause some knee-jerk reactions from us at times. Take nothing personaly -- but always be prepared for debate, if not debacle!

I think the pile driving is going double shifts etc......is to get the project to a point as fast as possible to A) encourage yes it will be built and B)to spend money as fast as possible as soon as possible also C)to finish piling before rainy season etc

I have been and remain concerned for some time that the recent and abrupt slowdown in Sac. housing will haunt this project somehow...

The housing slowdown has hit fairly hard in the past couple of months. May-Sept. are considered the good sales months, I think. What have sales been like for the towers the last few months?

Yup, gets quiet quick when you mention the real estate slowdown. Same thing happens at dinner parties.Remember a year ago when it was all anyone could talk about. That may be your answer right there cascraperdude.

Guys - about the success of the project. For all practical purposes - once they start building it (as in, starting the foundation), they are basically 50% done - there is so much work in the permits, approvals, financing, design, etc. - that actually BUILDING it is kinda the second half of things and the easy part.

Point is, its not like they can just walk away, they have FAR too much cash into this project, and if they ditched it, they would not see a dime back on it. If they are able to finish the project, even if the market is soft, at least they have a chance of still making some money.

Anyway, I am fairly optimistic on the region (well, CA, NV, OR, WA, AZ, the western states).

You're absolutely right! Developers never walk away from a project once it has started.

Arco park also didn't have nearly 80 million invested into already. The buildings half sold out and still has two years to sell the remaining units, trump tower in chicago is just now above 70% and that projects been around since 2002-03, with it now being at around the 15th floor.

As also has been mentioned, but not repeated in awhile the project is being sold in phases, so its not going to sell out until it is finished and thats planned, at this point its really how much will Saca make in the softening market as opposed to if the building will continue to rise, and if he'll be able to move along with his other projects, or have to wait.

surprising that more people are questioning this project and not really saying much to the fact the allegedly 80% sold Aura has still yet to officially start construction, which I think is mainly becuase of the work on U.S Bank building, if that thing doesn't start construction by oct then I'd be questioning that project!!

That project is still on? They have 80% covered with nonrefundable deposits?

I had actually started to forget about Aura. But, good point about the Towers, and being sold in phases. That's how Saca wants it. This project is definitely getting built, no questions about it. I really wouldn't be worried about it, guys.

number of piles driven?

the 4th st building which started firsr looks to have whar 20 rows 10 deep and like 20 rows 30 deep so I say 800 at most optical illusion looking though so could be more....but def over 50%

the 3rd sr/l building started later and looks to be having trouble getting the piles driven full depth so its slowed i think so i would guess 200 or so....wild guess

so at 1200 a building =2400 total I say getting to the 40-50% range
