I imagine this is why we see a lot more recessed balconies (where the slab can be wrapped in insulating material) or clip-on balconies than cantilevered ones these days.

Fencing was still up around the N side last week - the drive through was open, but not the main entrance.

I walked around the tower last night and used the public elevator from Lower Field Drive up to Upper Wacker level.

The public space around the tower is really nicely done, at least the parts that are completed. If you walk over by Chandler/Shoreham, it's night and day. The streets are barren and way too wide, it's a sterile concrete canyon. Pedestrian sidewalks are poorly planned, crosswalks are not logical or ADA-accessible, etc.

Walk in front of Vista and the streets narrow down to a sensible width, there are high-quality pavers and landscaping, the sidewalks and paths are logical and comfortable, etc. I love the overlook above Field Blvd looking south over the Lakeshore East park. Awesome urban vista, reminded me of something you might see in a much hillier city. Hopefully benches are installed soon, I'd love to post up there on a nice day with a coffee and a book. Of course, we'll see if this holds up after a decade of Chicago winters and Chicago drivers... but this what all of LSE should have been like. The careful design even extends to Lower Field Drive where a similar, great pedestrian path was installed linking the Lakeshore East park to the Riverwalk across Lower Sub Wacker. I never thought it was possible to beautify the entrance to the auto pound, but they managed to do that.

This imbalance will get even more pronounced because the Lakeshore East development is not done yet. It will add a near-supertall to the foreground of this photo:

It likely will be a supertall.

In any case won't Tribune balance it out a bit? Or will that be on the left side of the river (in the picture)?

Yes of course, but LSE Parcel I will be built first, so the imbalance will get worse before it gets better. Also, Parcel I is almost guaranteed to happen, while the Tribune Addition is less certain.

I was under the impression that both would be starting either later this year or in 2022 after Tribune renovation and C&C towers completion (Parcel I).

The imbalance has always been there; Streeterville is decades behind because it took decades for the city to begin building north of the river. That’s just the way it is.

This is a very rough one I did back in 2017:

I think Tribune is too short, and the 400 LSD towers aren't this tall anymore.

rgarri has done this in his Chicago model. Skip to 1:13 of his video on 400 LSD for a view close to this vantage point.

I can't wait to see this property when the interior restaurant is open (post-COVID, where you can actually enjoy it properly) and in person.

I want to dine there and enjoy the views overlooking the Chicago river and Streeterville

Wow, amazing shots everyone!

The river canyon is beginning to really get lopsided now, with the south bank (LSE and Illinois Center) really blowing away the north bank west of Michigan Ave. The strip of land south of Ogden slip is especially (and unfortunately) relatively lower slung.

Hopefully 400 N LSD and the Tribune expansion actually come to fruition to help balance things out. Other than those, the only buildable space that close to the river are the lots north and south of NBC Tower. I remember something being proposed for the riverside lot, but that was a long time ago and most likely an abandoned project by now.

Tribune will be on the right side of the picture (behind the Loews Hotel) so it will definitely help with the feng shui, so to speak. We also have 400 LSD in the pipeline as well, which will help the north side of the river.

In addition to that, there are a few prime lots to the immediate north and south of NBC Tower as well (and a lot on Columbus and Grand), so assuming those don't get squandered on some short/underwhelming developments, there's probably a good chance things will balance out. Considering they are among the last developable spots in this part of the central area, I think the cost of the properties will easily justify large developments, as long as the alderman/NIMBYS don't do what they do best.

Right, forgot about how close that is. If all those projects get built the river view will be insane.
