1500 Rio Grande

https://austin.towers.net/downtown-a...gods-backyard/

Quote:
Austin’s latest YIGBY project is now in the planning stages at a half-acre property owned by St. Martin’s Lutheran Church, which happens to be one of downtown’s most striking modernist buildings and is listed on the National Register of Historic Places. What isn’t historic or striking is the overflow parking lot at 1500 Rio Grande Street, located one block west of the church building. The leadership of St. Martin’s has partnered with Austin-based developer DMA Companies to build an 83-unit affordable senior housing project, offering a mix of one- and two-bedroom units in a five-story building replacing the parking lot, designed by local architects Nelsen Partners.

This project, currently known only as 1500 Rio, would become the first income-restricted senior housing development inside downtown Austin since 1967, with approximately 72 of its 83 total units offered at rates affordable to seniors earning no more than 60 percent of the Austin area’s Median Family Income. At its meeting late last month, the city’s Planning Commission approved a rezoning for the tract, changing its office and single-family residential uses to downtown mixed-use zoning to allow the building’s construction with a maximum height of 60 feet — we would obviously like to see a taller project with more units built here, but in this specific case the height limit was requested by the developer.

What is the final finish on The Travis supposed to be on those vertical columns?

The Republic, 415 Colorado, and Modern Austin Residences (terrible name, btw), are all turning out really nice. Great additions to the Austin skyline.

Quote:
But this remarkable view from six stories high is a poor preview of the one coming. When a new undergraduate business school building named for the couple — Mulva Hall — rises on this very site, it will stand 17 stories and provide a sweeping vista of the Forty Acres. The $425 million building opens to students in Fall 2028, and it will be one of the tallest academic buildings on campus, standing as a landmark among landmarks with views of the Capitol, the Tower, and the University’s original 40 acres.

For the Mulvas and a group of fellow visionaries, that view will have been more than a decade in the making. Initially seen as a renovation in 2011, the vision began to change with the Mulvas’ gift of $40 million in 2014. The UT System Board of Regents approved funding the new building in November 2023, $50 million from McCombs reserves, $150 million in philanthropy, and $225 million with financing from the UT System. Now, Dobie Garage is set for demolition this summer, and pending final Board of Regents approval in November, ground will break this year for this state-of-the-art educational complex.

I think the offwhite, but I’m not sure anyone knows definitively.

This makes me so homesick. Haven't been back for more than a couple of hours since March. I moved away in January.

If my circumstances changes, I will move back.

A new 700 footer - 751 feet to be exact and 66-stories. This proposal has been around for a while. But it got a significant height boost from 610'. It's on the Design Commission agenda for tomorrow's (09-22) meeting, and the first renderings have been released:

It'll pass. But that's just a baby step forward. The Design Commission can only recommend a Density Bonus that will allow the project to go tall. The site plan still needs approval after that, and that will eventually happen. But there are a lot of nice towers with approved site plans, but financing is still the problem.
