I got super excited for a second, because I thought that this was the lot between 10th and 11th.

Isn't there a Modera under construction in River North? Those guys are the types to get things done, so I'm guessing this will happen.

So, take people per unit number (census or guesstimate) for that area and multiply.

For the Union Station area, use about 1.2 persons/unit

Same crowd. Haha.
And they conjugate at a place named Gaylord? Some irony there?

210 St. Paul Apartments (BMC Investment)
3000 E. Third Ave Apartments (BMC Investment)

Wow, that's quite the list! Has there been any news on the Sears property and punching Columbine St. to 1st Ave.?

Also, does anyone know why all of the properties on the north side of Alameda between Madison and Colorado have been sitting empty for decades? Those seem like prime spots for dense redevelopment.

Looks like the majority of those lots were snapped up by an entity called Monroe Garfield LLC in April of this year. Looks like this is a subsidiary of Fuse Living- a developer that's done a few town home projects around Denver. So, I'd expect those lots to go bye-bye soon enough.

Anyone have an idea of how many units are going in on Welton between Broadway and Downing? Thanks to Ken's update on DenverInfill.com I counted 802 units. That includes 2560 Welton, The Wheatly at 25th and Welton, 2300 Welton and the Alexan on 22nd and Welton. But I seem to remember another project planned for the 2100 block of Welton.

What is the latest hotel occupancy rates? Anyone have those numbers? I have a lot of friends in the industry and it seems from what they say they all almost always booked 90%+ the last year and a half. Maybe it is time we get a amazing tower that is mostly hotel?

Happy New Years btw

Even though Denver is doing many things right, it just doesn't have an exciting skyline. However, I love this city.

I agree that Denver's skyline isn't exciting, but it's not as much a function of the architecture as it is where it's positioned. The CBD is blocks off of any freeway and does not have a "stage" set for itself like the waterfront of many cities like Chicago or Seattle. Even in Los Angeles the freeway runs immediately next to several towers. We have height limits in the Union Station neighborhood and height limits as the buildings step away from 17th street. Our zoning isn't particularly sensible to me and absolutely does not lend itself to a dramatic skyline. People even complain about high rises on Speer Blvd which in my view (for what its worth) is exactly where they belong. We should have no height limits around City Park as far as I'm concerned but I'll get my head bit off for saying that. We have a skyline by committee and REIT and its boring.

Look to Calgary for a skyline that Denver should strive for. A huge opportunity was missed in Union Station but a couple of 800' glass towers in the CBD and a handful of 400'-500' residential towers around town could quickly give the skyline a much more modern feel. Maybe in the next 10 years??

Yes a few more Spire-type condo towers would do wonders for modernizing the skyline. 1144 15th will make a big impact. On a smaller scale overall but from some angles 1401 Lawrence and The Confluence as well.

Don't forget about The Confluence. At 34 stories, it is only seven shorter than then the spire and will greatly extend the skyline.
