I will be happy to see the end of those auto shops. The motel has a bit of nostalgia to it, but I imagine it's a dump.

Page 7 is interesting in that it states the following:

Increase the City’s land use capacity for industrial space;

Introduce much-needed new employment space and a new form of modernized stacked light industrial with intensified office space above,

As proposed, the new I-1C District Schedule and the associated Mount Pleasant EmploymentIntensive Light Industrial Rezoning Policy and Guidelines (I-1C) will:

Allow twice the density permitted in I-1 (from 3 to 6 FSR) as shown in Figure 4, as long as a full 2 FSR is dedicated to light industrial uses such as production, distribution and repair;

Maintain the area’s industrial land use designation within the Metro Vancouver Regional
Industrial Lands Strategy (MVRILS) by maintaining that a minimum of one-third of the overall floor area of each site is secured for industrial uses;

Maintain the same use provisions as the I-1 industrial zone, except that mini-storage and other low-intensity uses are not permitted;

Allow a maximum height for up to 46.5 m (152.5 ft.) to reflect the form and scale of SEFC across the street to the north and balance the 2nd Avenue streetscape;
Pretty much increasing the max height and the industrial uses as I interpret it. I didn't think that I would see this happen in this specific area in my lifetime. So I'm really happy to see it being discussed and considered now.

I keep a running total of known projects as they get put on the Changing City blog. So far nine buildings with around 375,000 sq. ft. of space have completed in the area, and eight are currently under construction with over 500,000 sq. ft. of space. That doesn't include the office buildings under construction on the edge of the area in other zones like CityLink on W8th, or 425 W6th.

Any idea when Concert is starting on Tesoro? It's been in pre-sales for ages with zero action on the lot. For some reason that lot really bothers me sitting vacant, that area is screaming to just be finished up

There are construction site trailers and a new ramp constructed down into the site, so it looks like excavation might have started.

Avenue One and W2 are examples (to me) of how the form and design of the building can influence the public perception of its integration.

From my perspective (and perhaps these aren't the best pictures to explain this) W2 almost feels taller because a portion of it is taller than the 6fl podium, almost making it "appear" to be a tower. Whereas Avenue One feels more like a bulkier midrise to me since its massing isn't broken up, even though it is slightly taller than W2.

Lol, I may be alone in this. But OV and Mt. Pleasant has been impressing me lately with its midrises.

Perhaps. I walk by these a lot. Avenue One is massive, but maybe the setback from both north and south helps the perspective.

I agree Mt Pleasant/OV is seeing a ton of midrise action lately, plenty of change and density coming. It will start to come online in 2021 and not stop for several years at this rate.

Avenue One definitely stands out but I think it's a good thing that it does stand out. The odd-shaped lot that Avenue One has also must be considered when looking at how it corresponds within any context. The mid-rises do create a very warm intimate setting that you don't get with the taller point and podium towers. I love the overall esthetic now as more buildings are coming in within the midrises of OV.

Love this proposal! Completely breaks up the monotony of OV with the multi coloured brick. The street level experience needs to be re-evaluated....

Wow. Is that ever garish looking. Especially given the the more conservative look of the top 2 sections of the tower. You know what though, I welcome garish in a city full of bland. Nice to see a material besides glass spandrel used to clad a building. I doubt this will be the final product though.
