The federal governent office building in Mount Pleasant is officially part of a new program to develop into housing.

However, rather than selling the properties to builders, which has traditionally been the model, the Government of Canada will instead be making the properties available via long-term leases, allowing the government to retain some control over the land and its uses, such as ensuring a certain level of affordability.

"Under the new plan, we will partner with the housing sector and communities to build homes on every site suitable for housing across the federal portfolio," the Government of Canada said in a press release on Sunday. "Wherever possible, we will do it with a novel long-term lease, not a one-time sale, to ensure every site has affordable housing and public land stays public."

It was just put up for sale as a surplus site recently I don't think there's any plans on what will be built.

That looks taller than 50 or 60 stories. It looks 70+ stories. Maybe new tallest in Metro Vancouver? Nothing close to that kind of height is mentioned in the Rupert/Renfrew Station plans though...

Those boxy buildings from 3030 East Broadway below it are like 2 storeys? It's around 21x taller in length in the rendering so maybe it is 50 something.

Considering the upcoming Rupert/Renfrew Area Plan already includes sites where 40 floor buildings can be considered, this height shouldn't be that surprising.

While I wasn't at this particular event, my understanding is the rational is to provide an East Van counter point to the Jericho Lands, which naturally should mean it'll be a bit taller too.

Yes. These building heights, let alone residential, are only being allowed because of who owns the site.
From the draft area plan:

He said neighbourhoods situated near the SkyTrain or major bus routes and amenities, including groceries and services, would see more residential towers with modestly-priced homes that forgo massive height and diverse commercial podiums that we’ve seen emerging in places like Brentwood, Marine Gateway and Oakridge.

“You're going to see 18 storeys, 22 storeys (without) a podium, or with some podium,” he said. “When you run the numbers . . . most of those towers will either be 100 per cent market rental or 100 per cent condo.

"That's what I think the future looks like.”

The old rail line sort of makes the site look smaller, there is also quite a bit of overgrown brush.

I find it oddly endearing that they have kept the rail crossing signals in the rendering. I guess at this point those will stay where they are because they make for interesting street features? Kind of like how some of the old rail infrastructure is still kicking around further up the Arbutus Greenway.

i doubt theyll stay. confuses people since they could think theres a railway crossing, plus they will require inspections, upkeep, etc. to ensure they dont become a safety issue.
