Here is the link to the pdf for the April meeting of the Moncton Planning Advisory Committee.

http://www.moncton.ca/Assets/Planning+Department/April+PAC+Agenda.pdf

Very interesting reading!

Please note that this document contains extremely detailed plans for the new condo/apt building at 55 Queen St

Enjoy.......

I'm anxious ot hear what pricing is like in it. I like my current apartment/location, but I'd be extremely tempted to move for a spot like that.

My only dislikes with this project, are the weird Wood Balconys and the odd Random Orange...The rest I'm fine with!

Also now that we have all the other info on the Building, should we possibly give it, it's own thread?

[Moncton] 55 Queen St. Proposal ?

Probably a bit early for that. The events centre proposal got it's own because of the amount of coverage it gets, but this project will be quiet for months at a time in between the different stages of approval and construction.

I don't know, perhaps maybe yes.....

There is no question that if Moncton had it's own subforum or local (like Halifax and St. John's), that 55 Queen St would absolutely deserve it's own thread. This is a development with a high likelihood of proceeding to completion and will almost certainly produce considerable chatter during it's construction phase.

Under current circumstances with the Moncton threads intermixed with other threads from elsewhere in the region, if there were periods of time lasting a month or so in which there were no discussion, the 55 Queen thread could drop to the bottom of the page or even off the page, which would only compound the thread's inactivity.....

It's a tough call. It might be interesting to get some input from our local mod. What do you think Myles?

Ultimately, any member at any time can create any thread that they want, so if you want to go ahead and create the thread Monctoncore, nobody is going to stop you.......

EDIT - I see that Myles just gave you his opinion. Perhaps we should wait until at least after the PAC meeting, so that we can see what they have to say about this project proceeding. If they approve, maybe then the thread could be created.

It's nice to have dedicated threads for projects because it can keep things more organized, but it can also be a big hassle to manage that many threads too. It doesn't really do much for the community to have 30 threads with 3 posts a month each either.

Personally, I'd sooner we went back to the older format of having a thread specifically targeted toward downtown, and either put the rest of the projects inside Wheeler in their own thread. The types of projects going on around Mountain Rd and the hospitals are a lot more inline with the more suburban threads and it dilutes the downtown content somewhat.

I suppose you could make the argument that the Events Centre thread should be merged into downtown too, since so much of what's going on seems to be tied into it.

On a totally separate note, I'd really like to bring back the way we used to have the first post of threads dedicated to a summary of all the active projects the thread discussed. ErickMontreal and mmmatt have done a great job in the past with that. If anyone is interested in volunteering, I'm sure something can be worked out.

- Angelina's Italian Grill
- Brooklyn Deli

This is apparently in response to the changing culinary landscape in the downtown area with several new popular restaurants opening in the core over the course of the last year.....

At Angelina’s Italian Grill the dining room will be large and airy with the aromas of garlic, tomato sauce and basil. It will have just the right balance of comfort and old world style to make it the right restaurant for any occasion.

We hope to be both an extraordinary casual dining experience and a favourite neighbourhood restaurant. We want to make everyone who walks into the restaurant feel happy.

We will operate on the principles of authenticity, hospitality, quality and fun. The dishes true to their Italian heritage and local sensibilities; the hospitality - generous and heartfelt; food - of the highest quality, as are the surroundings and ambiance; and finally there will be an affectionate sense of fun.

Angelina’s center piece will be the open kitchen. You will see respected well dressed cooks prepare your meal from scratch. The hustle and bustle will provide a liveliness that flows throughout the entire restaurant, not unlike the warm glow from the wood-burning oven.

You will not find any cans of prepared pasta sauce, microwave ovens or pre-made sauces. You will find pots of freshly made tomato sauce gently bubbling on the stoves, hand-rolled meatballs waiting to be cooked; and fragrant bouquets of fresh herbs soon to be chopped and mixed. You will also see jugs of imported, fruity olive oil; fresh and dried pasta; large chunks of age Romano and Parmesan cheeses; and bottles of red wine and balsamic vinegars.

Brooklyn deli will be about good food, good cooking and good people.

The Deli will capture the history of Brooklyn from the 1930s until today - guests will come to meet friends for an overstuffed deli sandwich and a premium coffee for lunch and come back with their families at the end of the day for fresh beef brisket, turkey with dressing and all the trimmings, a Brooklyn sized steakburger, crispy southern fried chicken or a mile high meat loaf.

As guests walk inside they will be greeted by the sweet smells and aromas of rich cheesecake- some plain and creamy, others crowned with strawberries, blueberries or cherries all finished off with our macaroon crumb topping. Rows and rows of perfect cookies, lemon meringue pie, and strawberry shortcake frosted with whipped cream and crowned with fresh strawberries. Bakery cases with pans of warm coffee rings stuffed with cherries & nuts, monstrous muffins and sticky buns. Most items will look extra-high and extra large, overstuffed with filling, towering with mounds of whipped cream or frosting, and professionally decorated to perfection. This will be no ordinary bakery counter.

The walls and decor will tell a decade by decade story of Brooklyn. The theatre district, vaudeville, rock “n’roll extravaganzas, Brooklyn Dodgers, the boardwalk, Coney Island and the Brooklyn Bridge. Framed press clipping of major Brooklyn events, pictures of baseball heroes, movie stars and Brooklyn memorabilia will adorn every corner of the dining room. Waiters in white shirts and black slacks, vests and bow ties- all making you think you just stepped back into the glorious fifties.

Going to Brooklyn Deli will be an event. A place that will be a home away from home.
Further to the above:

- City Grill will close April 27th
- the new restaurants will open September 21st
- Angelina's Italian Grill will go upstairs, while Brookyn Deli will occupy the ground floor.

The move to the new concept was made because of competition from the Keg, Moxie's and Maverick's, all of which occupied a similar niche. Also, the owner of the City Grill stated that there are "other chains looking at coming to town", and that the timing just seemed right.

I wonder what other chains he is referring to?

Restaurants are always rebranding themselves to stay contemporary. When did Boomerangs become City Grill? Couldn't have been more than 8-10 years ago?

Sounds about right. Boomerang's didn't go away entirely though, they still operate a seasonal restaurant at Pointe-de-Chene Wharf in the summertime.

I remain intrigued by the owner of the City Grill's comment that "other chains are planning on coming to town"....

I took the liberty of saving a few screenshots from the Moncton PAC pdf regarding the 55 Queen Street project:

Queen Street perspective

Lester Street perspective

Floor plan for the main level showing two commercial suites with a shared lobby.

Floor plan for the second level of the building, showing a variety of available rental units.

There are lots of other images available on the pdf itself. I just thought it important to show some of the images on the thread itself.

One major issue with this project is the exposed concrete foundation that cuts off the ground level of the building, including the commercial spaces, from the sidewalk. That's a much bigger deal than the design.

That point has already been made by others and is a very valid observation. The design shows a slightly elevated "terrace". mmmatt made the point that it could be used for outdoor seating for a restaurant or for benches and planters. Still, it does interfere with the street presence of the property.....

A small expansion is planned for the Beacon Light Motel (Howard Johnson's) on Mountain Road near Mapleton.

According to the PAC pdf, eight rooms are to be added......

This triangular piece of land off of Read Street (next to Wheeler Blvd) is currently being used for temporary parking for the Moncton Hospital during the construction phase of the new oncology clinic.

When parking at the hospital is restored, then a new 64 unit "luxury" apartment building is planned to be built on the site. This is immediately behind an existing 32 unit apartment building (mostly occupied by clinical clerks and medical residents at the hospital).

This shows how the new 64 unit building will be sited on the property. It will parallel Wheeler Blvd.

A new self storage facility is planned for the vacant field behind the Volvo Truck Dealership on St George Blvd. This lies just to the east of Rocky Stone Field.

The "for lease" signs are down at the old Oultons building and renovations appear to be ongoing; wondering if anyone knows who the new tenant may be?

Moncton jail-sale update
Transportation and Infrastructure Minister Claude Williams is close to finalizing the sale of the old Moncton Detention Centre. He says four bids were submitted before a public tender deadline earlier this month and he will be bringing a recommendation for the sale to cabinet within the next couple of weeks. Williams would not elaborate on what kind of uses have been proposed for the site but a condition of the sale is that it cannot be turned into a parking lot. The old jail on Assumption Boulevard has sat empty since last fall when the new regional detention centre opened in Shediac.

Good news that there are several suitors vying for the old gaol site.

While I appreciate that conditions have been placed on the property to prevent it's future use as yet another parking lot, there are no restrictions as to the possibility that the property might remain fallow for the next decade before any construction activity is seen. Perhaps this should have been addressed as well.....

Was on St. George yesterday and noticed people surveying the empty lot at the corner of High and St. George, they were also Surveying down the street in both directions... I'm sure this means nothing but usually surveying means somethings up...

I noticed too that there is now a dumpster on the street next to the old CIBC at Church & Main. I got the impression they might be starting some interior demolition in the building. I wonder if this means they are starting work on the presumed Starbucks in this location.....
