The station looks like it was built at least 50-60 years ago so it may be a contaminated brownfield and the developers of Vancouver House maybe didnt wanna take it on or will at a later date. Aside from that, the building looks like it would make a cool microbrewery or restaurant with large covered patio where the cars drove under the roof.
I think that would be a great idea. Once the Vancouver House project is all done then this place (as an unpretentious and very informal eating and drinking establishment) could be a popular alternative. In the same way that the Kingston Hotel bar will be an easygoing place for the new residents of Telus Garden to go to when they just want to have some beers with their friends and watch a game.

Here's a pic that Jimbo604 posted earlier:

What could be developed there? (What's allowed ie density) People say it's now an orphaned property, which means what exactly? That nothing will get built on it? It's a small site but I can still see something going up.

Also the gas station closed awhile back before this projected started. Maybe 8-10 years ago?

I'd think if there's a pit for this it's a bit past 'proposed' - like maybe even 'approved'

Still going deeper. It is now a vertigo inducing experience to stare down into this pit from the Howe Street on-ramp.

Damn, that is deep! I know what you mean by vertigo. I felt the same way last time I was there.

Excerpt from Vancouver Sun article:

Vancouver House wins Future Project of the Year in Singapore
Building under construction ‘generates an exemplar new urban typology’
BY MATTHEW ROBINSON, VANCOUVER SUN

"Step aside stale, staid and unimaginative. There’s a new word in town to describe Vancouver architecture: exemplar.
That is the term international judges used to describe Vancouver House, which snagged Future Project of the Year at the World Architectural Festival in Singapore this week.
The twisting building under construction at Howe Street and Beach Avenue “generates an exemplar new urban typology,” judges said.
“It is a delightful project that will impact positively on many future municipality- and developer-led agendas for cities across the world.”
It may take a moment for that to sink in. A Vancouver building is set to influence world architecture."
The Vancouver Sun
