I think that's what works so well with this building, the curves of the window wall contrast with the hard angular corners of the buildings plates.

Agreed, the gentle curves make it feel spacious. Though I am curious as to what the final design is.

146 - 186 W 41st Ave + 5726 Columbia St - Open House











This is the first open house my partner and I attended this year. While a Cambie Corridor project is usually pretty run of the mill, this one is slightly different as it is proposing townhomes rather than the usual condos. That said, the event was tame, as the 14 people in attendance seemed more interested in selling their home for redevelopment than in what was being presented at the event. The project itself seems like a good use of the block, and it does what it can under the area plan, but I would have supported more height and density. Its nice to see that the materials and design chosen will help it stand out, though I'm curious what the UDP will feel about them. My favorite comment of the night was an older couple from the area expressing that they should sell their nearby home and buy two in here; one to live in, and one to rent out. On that note, if I heard correctly as I was leaving the UDP meeting, the units will also feature lock-off suites, which could help make a home just a bit more affordable.

This is way too small for the location. I like the scale for non-transit locations, but this is far too close to Oakridge for the scale it is proposed at. This would look great about a block to two east.

On the positive that's a great piece about the lock off suites if true. Hopefully we see more and more of those as it allows for perspective families to grow into a unit and get help with the mortgage.

Yeah, that's the whole difference between Vancouver and Burnaby.

In Burnaby, there's district-wide "town centre" planning.

In Vancouver, towers are only allowed on historically consolidated parcels - older malls and grocery stores, etc. - what I call "opportunistic" sites.

Oakridge is Vancouver's only "Municipal Town Centre" under the Metro Vancouver Regional Growth Strategy (why not Kerrisdale too?).
The Oakridge town centre shouldn't be focussed only on the mall site.
All 4 corners should be built out to the same extent.
Remember what Coromandel has proposed for the NE corner of Cambie & 41st? 3 storeys is it?

Joyce-Collingwood is definitely not a municipal town centre, but merely one of Vancouver's "prop up my ego" neighbourhood. It would never have densified if not for the skyscrapers of Metrotown, which is a stark contrast when one crosses Boundary Road.

Same thing can be said about Marine Gateway and more recently, East Fraserlands.

For other areas that deserve more densification and commercialization, such as Kerrisdale, or Commercial/Broadway, nothing's done for decades. Either that or the densification process is less than spectacular (Broadway/Cambie).

Joyce/Collingwood is only dense as it was prime for what OD mentioned above re: "opportunistic sites", Wall only recently managed to pull off their land assembly.

Even then down Kingsway, it has all been large parcel lots without much assembly required, I wouldn't be surprised if the school at Joyce/Kingsway was coveted as an opportunistic development site

As Vin mentioned, you can add East Fraserlands / River District to the list of "opportunistic" development sites - formerly sawmills, I think.
