Apparently the ONNI project will have a grocery store - mentioned in a G&M story today.

They think T&T Gilmore Place is opening this summer

Quote:
Like many large, mixed-use developments, plans have changed numerous times for a site adjacent to a future SkyTrain transit station in Vancouver. A recent amendment includes consolidating the property’s ground-level retail units into a large-format space for a grocery store – a transformative anchor in today’s multipurpose complexes.
Quote:
Onni’s Mr. Vrooman says economic conditions pose a challenge for development. Capital and construction costs have skyrocketed, and “rents seem not to have approached levels supportive of new construction,” according to a report on grocery stores from real estate company JLL.

“If you talk to a lot of my developer colleagues, you won’t find a lot of optimism right now,” Mr. Vrooman says. “But we’re strong believers in the long term and in the underlying fundamentals of the Metro Vancouver market, which is land-constrained. And there’s still a lot of demand from people to come here.”

Will it be a 6th Save-on-Foods? They already literally monopolize the area to keep their prices high, so we will see if there will be finally competition.

It's Onni so No Frills would be on brand for them.

Here's the SPCA project from 2017

Quote:
We are thrilled to be working with such an outstanding organization on such an exciting project that delivers a win-win-win for animal welfare, community needs and City services. This conceptual design proposes a new 48,000 sq.ft. state-of-the-art animal hospital, animal centre, education centre and Provincial offices for the BC SPCA, and a 100,000 sq.ft. 200+ unit student residence to help meet the demands for housing for students at Vancouver Community College, The Centre for Digital Media and Emily Carr University. The goal for the student residence is to meet Passive House and potentially make this a timber tower. We look forward to the completion of the City’s upcoming neighbourhood policy process and public input to move this exciting project forward.

Scratch that, they're now proposing a 21 storey tower.

Quote:
304-316 E 1st Ave - Application recently submitted. Staff preparing notification - To rezone from IC-3 to CD-1 to allow for the development of a 21-storey mixed-use building over a two storey podium with office and retail space, and 181 residential rental units with 20% of the floor area for below-market rental units under the Broadway Plan. An FSR of 9.88 and a building height of 69.4 m (228 ft.) with additional height for common amenity space and mechanical appurtenances are proposed.

Rezoning for the Onni site is now up on shapeyourcity, unfortunately with proper renders of the full towers.

Towers are a little taller, looks like 41 floors at 140m for the tallest, and now with 7 levels of parking.
Residential unit totals are now 639 strata (live-work), 485 rental, 32 artist housing, and 225 hotel rooms. The south two towers are strata and the north two towers rental, the hotel has be moved into the podium.
Office space is cut in half to 75k sf while retail is slightly reduced now at 46k sf, 12k sf will be City owned art production space.

Level 1 and 2 plans. Looks like the grocery store space is on L1. Nice decent size restaurant space on L2.

The application seems to talk about a hard surface space for some kind of farmers market or something along those lines versus a full service grocery?

I believe that’s for the exterior plaza along the Brewery Creek corridor.

Broadway Plan project but not sure if it's more appropriate in this thread.
