It seems like it has the same problem as many new builds: Vacant ground floor commercial.

I know mixed use is really important and ground-floor residential units in that neighbourhood are probably a tough sell... but what are the chances of those CRUs actually getting leased, let alone leased by the kinds of tenants that make the building an attractive place to live?

I live about 100m to the North and man, there seems to be a new moving truck with a young couple or young family moving into the neighbourhood everyday. My suspicion is the neighbourhood is quietly gentrifying and I can foresee the neighbourhood hitting a critical mass in the next 3-5 years. The city seems to agree since they assessed my home value $50,000 higher during the past assessment.

Here we are a little over a year later and the Free Press is reporting on Saturday night that the "new" owner has decided to evict residents that are not paying rent. Apparently the previous owner before selling hired some of the residents to work for him but instead of paying them he would reduce their rent as he did not have the finances to pay them.

The new owner decided to discontinue this practice and wants residents to pay full rent and because they don't have money he has gone to the Residential Tenancy Branch and secured eviction notices.

Local community group is asking the owner to let the residents stay and they will try and help them find the money to pay the back rent.

This may explain the fact that when one goes on Facebook marketplace, or kijiji, there are many ads up for the Sherbrooke Inn, month-to-month.

Interesting. I wonder if the tenants might have an Employment Standards case rather than a RTB one. It sounds like they were hired to do work in exchange for a rent reduction, and now there's a back rent demand that's essentially clawing back their compensation for that work.

Taking it with a grain of salt given that it isn't an unbiased source, but the claim from the owner was that the tenants weren't performing the work as agreed. I'm surprised he was even willing to continue that arrangement after taking ownership

I wish we could find people adequate housing instead of relying on shit holes like the Sherb. The sooner this place gets torn down the better. It's a locus of crime in the area and it's well known by local residents (myself included) that a lot of the area property crime is driven by this hotel and it's some of its bad-actor residents.

Brutal. It's a nice spot. Another vacant storefront for a while I imagine. I guess in a WFH age it's tough to rely on Canada Life across the street for business.

I wouldn't begrudge him his refusal to continue with this arrangement, since I can imagine that your most delinquent tenants would not be your most reliable building helpers/supers/custodians.

But it sounds like he's chasing after them for back rent from the time of this arrangement?

Weird timing given that Canada Life just implemented RTO 3 days a week starting Sept 9.

But that said, Canada Life also has its own large staff cafeteria inside its building, so there may not be that much spillover to across the street.

Sad to hear this. Too bad they couldn't have been just a bit closer to UofW to grab some of that business.

From what I read some of them are looking at the Employment Standards board to see if they can help.
