I don't expect it to advance anytime soon, but it won't be too out of place height wise, there will be other similar height buildings near by. Site 2 seems to be the furthermost along at this point in time.
Woodwards has set the precedent, so I'm not surprised to see this project at 99 Pender (opposite TinselTown) and 21 Pender (Parking lot beside the Chinatown Gate) try to get built at the same heights, of not the same density as Woodwards.
Gentrification is happening whether the locals want it or not.
Rennie wouldn't have spent millions on his renovated condo & art gallery in chinatown if the neighbourhood wasn't improving. He could have easily built a new condo & art gallery anywhere else.
Here's an article (maybe old news) regarding Vancouver's office projects:
Quote:
Developers racing to develop downtown Vancouver’s next office tower
Thursday, 21 October 2010
The race is on to build downtown Vancouver’s next new office tower, according to a Avison Young report released October 20.
The report reveals that Bentall Capital, Oxford Properties Group and Aquilini Development and Construction are proceeding with plans to construct office buildings on properties they already own, while attractive downtown market conditions are expected to lure other players.
Downtown Vancouver has not had a new office tower project since the second phase of the Bentall Five development was completed in 2007.
I had heard that the Oxford one got an unkind review by the City...

400 block of West Georgia could be either the old Fido corner or the other corner next to The Centre (Budget office). Maybe a building bridging the alley (the alley can't be closed because of the theatre loading)? Either site can go to the south by quite a bit.
JLousa could be referring to Austeville Properties. The Fido site and the rest of the block was at one time (still?) owned by a local family - can't recall the name.

Not providing your image sources. Tsk tsk tsk. I can see the image url through quoting it here, but is there a link to the city site that discusses this?
As I've mentioned before I am not at liberty to discuss the details of the unannounced office tower. I can say it's none of the ones currently being mentioned, and that it will be more interesting then most of the ones we do know about. Be patient...
As for the 400 blk W Georgia I remember seeing a proposal over 5yrs ago that did go across the lane, but I can not remember if the lane was T'd or if the alley continued thru and the building just bridged over the lane. Working with 481K sqft over 19flrs we can work out the min floorplate and see if it fits on either individual parcel. Either way we'll find out in due course.
thatd work out to approx a 160'x160' floorplate... i say they should just make it like 110'x110' and 40 floors. thatd be about the right amount of sq.ft. without being a short fat ugly building.

A lot of the locals DO want it. I'd be very happy to see the Carnegie Center revamped into a high end condo project. Would love to see the reaction of the "activists" to that
I agree if it's changed to a L-shaped lane the trailers won't be able to make the turn, but I'm not so sure if they were to T-Shape it, that it wouldn't work. You could have the the trucks turn in via Richards and exit via Homer or vice versa and load next to the Centre instead of behind it.
