Actually, yeah, the lot next to the future Songbird Coffee might be the next best place. At one point there was a historic house on that lot that burned down in about 2007, which is why it's vacant. It would fit in great there, however...

I just don't think that's a very plausible location due to the property values. According to the Maricopa County GIS parcel maps, that property has been owned by a family since 1975 and it's valued in the mid-$250,000s. The parcels in and around 10th Street/Pierce are valued at about 10% that much. I'd think moving a single story brick building to a cheap piece of land is much more likely.

Ah, that's too bad. It's one of the most obvious holes in the south-Roosevelt area and it sounds like the land value might be too high for any reasonable infill to happen/pencil out. I guess a creative mixed use project could work - ~2 art studios/galleries on the ground level with 1-3 studio apartments on top?

A better tactic I guess would be for a developer to acquire the lot fronting McKinley along with this parcel for a project that could pack in more small living units. That'd be great to see with the bar going in on McKinley just west, and with 215 McKinley directly across.

What fire burned what home next to Songbird?

The Knipe house caught fire around then, but it's since been rehabbed, and that monstrously ugly stepped-pyramid thing burned on the corner of Roosevelt and 2nd and was razed a bit later, but I don't remember any houses.

Next to the future Songbird. Immediately south of the house that once held Bunky Boutique that is immediately south of the old Roosevelt Tavern.

...maybe I'm wrong in thinking where the future home of Songbird will be.

you are correct on the future home of Songbird. I don't recall the fire of the building adjacent, but I trust your memory is correct.

Here is a side-by-side, now and Sept. 2006 (looks like Moira/215 E. McKinley was under construction).

Side note: aerial imagery has come a long way, we're spoiled by all google earth/maps/bing can do for us nowadays.

According to Downtown Phoenix's Facebook page, a wine and cheese shop is opening on the corner of Central and Adams where Starbucks used to be.

Yes, I know the owners. They won the Phoenix instance of the Canvas competition in which prospective restaurateurs were given the opportunity to pitch their ideas and win a grant to incubate a business. I like it. A nice, classy establishment that caters to locals who enjoy places like Hanny's, while providing a more upscale option for hotel/convention guests.

Hopefully, they can incorporate signage and outdoor seating.

Back to the subject of the possible relocation of 222 E. Roosevelt, I rode my bike around Garfield today and took a look at the corner of 10th St. & Pierce. If we're talking the literal corner of the two streets, then only the southwest corner is possible. The other three corners are occupied by other structures. I took a panoramic photo, but, as always, my attempt to share a photo on this platform was unsuccessful.

I thought about that too, but it's owned by the owners of the American Way Market. That's not their parking lot, is it? They'd have to be willing to put the building there. Also, the land on the actual corner (SWC) is owned by "RAM Family Holding". I wonder what kind of deal would have to be made to have a building placed on a parcel like that.

Thanks for posting it. I was standing on the southwestern corner when I took that with my phone. The vacant lot west of the market is on the left side of the picture behind the row of palm trees.

Seems like an awful lot of money to move the building to a spot where it won't get nearly the visibility or use that it currently does. I really wish it were being moved to somewhere in core of the arts district. Otherwise, I wish the funds were used to restore building like the Knipe House, 333 E Portland, or the historic home on 2nd St between Moreland and Portland (I forget the name).

Or, if 314 Roosevelt is indeed being demo'd, I'd rather that be saved. Sucks that Baron couldn't just incorporate the damn thing into their design.

Union :D

Some news we've all been waiting for. The Union @ Roosevelt is having a groundbreaking ceremony on March 4th. Mayor Stanton and a few other Phoenix officials will be in attendance, which would seem a little silly to me if this was all for show and not an actual start of construction. Here's to hoping

Great news - this project should serve as an example of the right kind of development needed along Roosevelt Row. Can't wait for it to be completed (jumping way ahead).

Did anyone attend the Roosevelt Action Committee meeting last Monday? I'm really interested to know what their other new projects are.

All the renderings I've seen of Union don't include (of course) the horrible power lines on the south side of Roosevelt. Does anyone know or think that they will actually be buried as part of this development or is that just my wishful thinking? I lived at Roosevelt Square for over 6 years and loved the view to the south, aside from those cursed wires marring the view towards downtown.
The entrance into whatever that is going to be at the SWC of the intersection (NEC of the building) will have a giant metal pole right in front of it, in additional to the traffic signal. I'm not holding my breath, but I hope it happens.

I had been told that the delays for this project were due to:
1- discussions with the City which ended up allowing an additional floor
2- discussions with APS (or is it SRP?) about the power lines

I never heard how the 2nd issue was resolved, or if it was. I hope so, and would think the retail would've been retooled if they had to deal with the power lines.
