They had a Tim Hortons inside for years; it was always fairly busy, mostly with seniors back then.

We will probably never be as coffee mad as Korea is; there are about so many chains, and they will be either next door to each other or within a few doors of each other. The most plentiful and cheapest chains like Paiks coffee, Mega Coffee, Compose Coffee, Paik's is expanding globally now and Compose which is owned by Jollibee are expanding internationally so I wouldn't be surprised if they open here. Ediya is a slightly better chain and has opened in Toronto.

This is a common sight to have them all side by side.

Why in the heck did it take so long to get a permit? There seems to be some serious problem with permitting here. T&T took years to get their permit. Tim Hortons took months? So many businesses seem to be taking so long to go from signage up to actually running because of permits. There's a burrito place just down the street that has also been taking forever to do anything. I assume it's also stuck waiting for permit.

Very interesting. The Shoppers opening at Gilmore Place already had a building permit and signage permit approved, things seem to be coming along very quickly for that spot compared to the T&T.

In her Instagram post, Tina Lee mentioned the complexities of T&T and having to cut through slabs and feed HVAC and kitchen venting through various areas for the services in the store. That could be quite complicated if there are post-tensioned slabs.
Shoppers is largely a generic retail space with some freezers and fridges.

Vancouver used to be famous for having so many Starbucks you often saw multiple Starbucks across the street from each other. I kind of miss those days, although variety is cool, want lots of coffee shops everywhere, open 24/7.

Then why is Tim Horton in AMB too so long, it essentially took over a former restaurant with similar ducts and kitchen, exhaust and cooking facilities already in place.

No clue - that's a weird one.
It could be a franchisee delay (i.e. financing).
